Project Manager, Estimator and Sales Representative with administrative, sales, safety and management experience in a variety of services and business environments in the construction industry. Leadership and organizational skills and a record of accomplishments built on ability to create relationships, produce results and bottom line growth. Excellent interpersonal and communication skills with capacity to handle multiple projects and clients. I have over 30 years experience. My experience in Divisions 3,5,7 & 9 have covered all facets of facades and building envelopes with a strong emphasis on restoration techniques; my exposure to remediation work has provided much experience to the interiors.
Areas include commercial, industrial and custom residential markets. Experienced in many different types of construction; Custom Residential, Track Building, Commercial, High-Rise, Casino, Fast Track, Design Build and Public Projects. Exposed to both the sale and purchase side of construction products, including technical support. Familiar and have been inter-related with various trades, including buy-outs, specifications, contract documents, scheduling and subcontracting.
Regularly involved in the entire project from the bottom up; including dewatering underground to topping off roofs and various finishing trades, most everything in between. I enjoy involvement in design work which includes interior and exterior themes.
QUALIFICATIONS
Qualifications include experience in the construction industry since 1975. My experience began in the field, worked my way up to Shop Foreman, Superintendent, then into sales, estimating and administration, and have been in many other subcontractor position during that time. I have been in the Las Vegas area for over 13 years, during which time I have been occupying administrative, sales and management positions. My responsibilities included estimating, billings, Project Management and related disciplines.
My job duties included contracts and project administration of fast track and design build projects, inclusive of overseeing and maintaining field supervision and QA / QC for hotel, casino and theme projects. Project examples such as Bellagio, Paris, the Venetian, Caesars, Polo Towers, Showcase Mall, Clark County school projects, public and negotiated work. Remedial and restoration project examples include the Luxor, Flamingo, Mirage, Treasure Island, Timet, Vegas Valley Water District, Nellis Air Force Base and McCarran airport. Responsibilities included business development, negotiations, product research, strategic planning, scheduling, cost control, forecasting and budgeting. I have had a good relationship with Companies such as Marnell Corrao, Perini, Whiting-Turner, Roel, to name a few in the current Las Vegas market.
Timely, responsible, and very reliable, familiar with construction documents, specifications and Value Engineering. I have been involved in all stages of construction from pre-bid to close-out documents. I enjoy the personal interaction required to perform these tasks. My best work is achieved in a proactive Team environment.
Involvement in design assistance, and worked directly with the Architect for the waterfeature at the MGM, which led into specifications and product selections for Lego Land, CA. Strong troubleshooting and problem solving skills and results in dispute resolution.
My work history has been primarily in Division 7 scope, with emphasis on waterproofing, sealants, deck coatings, insulation and firestopping. My exposure included concrete overlays, staining, epoxy injection and restoration in Division 3, Expansion joint assemblies in Division 5, and Division 9 scope included elastomeric wall coatings and specialty flooring, including decorative epoxy, secondary containment and urethane traffic coatings.
While in California, experienced two years as a distributor technical sales representative for H.A. Lowry and Associates. My duties included providing product benefits and performance characteristics, while supporting sales and field resolution for subcontractors, specifically waterproofing, sealant, firestop, restoration, stone and glazing, and OEM application support.
Interfaced with Architects and Engineers with product selection and compatibility, with firms such as the Imagineers (Disney). I am very flexible in my overall experience, and a fast learner of new challenges. Dedicated and responsible, open to new challenges, and would consider employment in an alternate or supporting position.

1995-1998 Estimator / Project Manager
This job included every stage of the process; required to select bids, estimate and Project Manage the job from start to finish. Involved in personnel issues, and for maintaining QA in the field. This was a Union Shop, with over 150 field employees which I directly managed. The scope of work was predominantly waterproofing, with some system integration of sealants and expansion joint systems. We did a lot of podium type membranes, including tapered insulation.
1998-2000 Operations Manager
This job was a new start up Company. Hired to oversee Vegas operations, as the Company was home-based in Reno. Oversaw the 3 estimators/Project Managers, and Project Superintendent, and was responsible for establishing clients for the startup. I Reported information to the parent Company. There were approximately 45 field personnel involved in waterproofing, sealants and firestop. The Company was non-union, and projects were typically big box and school projects.
2000-2001 Division Manager
This job required overseeing bidding and sales. I was responsible for overview of the Division, inclusive of the Reno Division. We were part of a team that also supplied demolition and concrete coring and cutting. Our focus was strip applications and restoration services, such as removing and replacing floors and finishing with decorative overlays.
2001- 2003 Estimator / Project Manager
Worked for an Architectural Concrete Company with over 100 employees. Duties include overseeing bids from blueprints, showroom contacts, and internet leads. I visit job sites and residences, help determine, define and establish designs for decorative concrete, including stamped concrete, chemical staining, decorative overlays, provide estimates and design assistance from conceptual to completion. I also estimate flatwork, including colored, acid washed, exposed aggregates, re-seeded river rock and site work.
2003-2005 - Consulting and Designer
Worked for a Company that distributes Kemiko and Epmar products, and involved in decorative design work for flooring and painting applications. They specialize if Faux painting techniques, acid staining, and decorative coatings, both for new and remodel projects. Very strong on design and artistic applications.
2005-2006 – Project Manager / Safety Coordinator
Project Manager and Safety Coordinator for a General Contractor specializing in restoration. Duties include weekly safety meetings, site inspections, and integration with the Corporate Safety Director.
As a Project Manager, responsibility starts from tracking leads, assembling estimates, negotiating with sub-contractors, adhering to protocols, budgeting, writing contracts, scheduling with the General Superintendents, tracking progress, generating billings and authorizing invoices. The duties are a start to finish approach, “cradle to graveâ€, maintaining QA and safety standards throughout close-out documents. Sales included direct Marketing and presentations using Powerpoint.
Specialites include emergency services such as dry-downs, water losses, construction defect, recon, fire losses, mold remediation, tenant improvements and Insurance repairs. Interact directly with Industrial hygenists, Insurance adjusters, Property Managers, Abatement and specialty Subcontractors. 2006-2007 – Project Manager / Safety Coordinator / GM
Completed a 12 month contract on re-structuring offices in Northern CA. The Company maintains offices in Florida, Houston, Dallas and Sacramento. They specialized in emergency services with emphasis on water losses, abatement, mold rememdiation and structural dry-down. A sister Company was responsible for the build-back, which is managed in operations as a single company. The area ranged from San Francisco to Tahoe, for residential and commercial applications. I helped train Marketing personnel for expanding customer base from plumbing losses into property management, builders and home warranty customers. We also networked with TDT (The Drying Team) in Tennessee, and they have supported with large dessicant equipment for large high-rise applications. Helped establish a database of customers, and set criteria for streamlining operations. I would be first response for assessment and lock down of the jobs, and worked in a team environment for pricing of re-construction, mananging PCO’s and upgrades as needed. Directed FLIR reports, discovery and monitoring on several large projects. Integrated with HR Company to maintain PPE and IIPP standards. Ensured QC on projects and protocols. I live in Las Vegas, and as legal custodian of my kids, decided to return to Las Vegas as regular commuting was difficult.
2007- CURRENT
I recently worked as Sr. Project Manager for a Phoenix based specialty contractor who specialize in Firestopping, Sealants, Deck coatings and Waterproofing. I was hired to expand their database to larger footprint Customers, and have helped secure certification with the Grace Structural Waterproofing program, and integration of binary systems for sealants, some Expansion Joint Assemblies, and am currently involved in expanding into Air Barrier Systems. Projects include Streamline Tower, Manhattan West Phase One, Nevada Cancer Research, RTC, and Skyline Towers in Southern CA. I have created system analysis spreadsheets in Excel, and continue to develop competitive edges in the market. Regularly seek Prevailing Wage and Davis-Bacon projects.

SUMMARY:
All of these jobs required interaction with General Contractors, Owners, Developers, Agents, Consultants, Manufacturer and Distributor reps, and was also responsible for cost controls and product purchasing. Handled all buyouts for subcontracts and materials, and administered all transactions, including scheduling, billing, and problem resolution. Established G702 & 703 billings, handled all purchase orders, subcontracts, and experienced with AIA and AGC forms and documents, CSI formats.

Occassionally attend classes at CCSN for Construction Management as schedule allows. Desire to continue with certifications from Xactware, IICRC, IAQ, CDT and LEED. I hold training cards with 3M, Hilti and STI, and have been involved with Companies such as Dow Corning, Neogard, Tremco, Grace etc. and recognized as a certified installer for over 20 years.
I am currently a member of the Construction Specifiers Institue (CSI) and Strathmore’s. Recently completed continued education points at the 2007 World of Concrete for Project Management.
COMPUTER SKILLS
Very proficient on the Microsoft platforms (Windows 95, 98, 98SE, Me, XP Vista and 2000) with some experience on NT. Familiar with many of the programs such as Microsoft Office, Lotus Suite, MS Project, Act!, DTP packages, and proprietary such as Primavera, exposure to Timberline. I also maintain and upgrade hardware, and am familiar with Network environments, Email and Internet Communications. Experience with Xactimate 2002 and 24. Provided presentations using Powerpoint.
Experienced at digitizing, and have excellent typing skills. Installed and operate many peripherals, including IDE drives, scanners, USB / Firewire connections, networks and similar devices. Use GTCO and Mustang digitizers proficiently. I am currently a Beta tester for Planswift OST, and have developed modules for streamlining estimates in waterproofing, sealants, deck coatings and firestop. I have trained other estimators in online bidding, from downloading blueprints and FTP sites, to overlays and auditing bids.
