Strategic Planning on multiple levels. By identifying organizational needs and desires able to focus scarce resources on activities that achieve the organizations plan and objectives. Results: Increased office occupancy rate from 30% to over 98%.  Dropped department overtime from 13% to the goal of 2%. Cut energy costs by 35%.

Provided a full range of sales support from walk through evaluations, TJC (JCAHO) and government compliance, staffing and recruitment, retro-commissioning, productivity evaluation, customer satisfaction and contract delivery. Results: Internal and external growth of facilities and operations business unit.

Responsible for all field delivery of contract facility management services for a broad array of industries including: healthcare, industrial, high tech, multi-tenant, Churches and private education. Results: The business unit has steadily grown in revenue and gross margin with customer satisfaction ratings remaining in the 9.0+ range.

Designed and implemented numerous facilities operations (Environment of Care) manuals, OSHA/EPA program guidebooks and Emergency Preparedness Programs for all contract facilities customers. Results: “Target zero” accidents accomplished within 6 months, no OSHA/EPA infractions and no type 1 recommendations from JCAHO.

Created a Fire Life Safety/ Security team within the facilities management organization. Results:  Accuracy and reliability of fire alarm testing has increased to the point that the company decided to offer that service to non-facilities customers.  

Successfully managed 65 professionals in contracted facilities management for educational, industrial, medical, government, and “class A” office space throughout the US and Canada. Assessed, designed and implemented engineering “essential best practices” for all site managers. Developed new site management programs throughout this market. Results: Generated more than $28.5 million in revenues with a gross margin of 52%.

Created, developed and implemented a new Oracle based financial reporting system that extracted information for all remote sites being managed and broadcast this information to each employee. Oversaw programming and systems design, implementation and training of all employees. Results: Cut reporting time from 2 ½ months down to one day from the monthly close of business. Reduced clerical assistance by 85% and increased accuracy to 99%.

Analyzed and implemented numerous energy and operational savings initiatives to cut operating expenses and increase operational dependability. Results: Obtained Energy Star Partner status and moved to Energy Star site distinction.

Numerous direct assignments as Hospital Facility Manager, Safety Officer, Project Manager and Healthcare Operations.  Results: Always positive results: Increase of customer satisfaction, on time completion, accreditation results, productivity, budgetary delivery, employee satisfaction.

Construction and General Management

Led teams composed of project managers, engineers, architects, general contractors and sub contractors through various successful projects including office building development, manufacturing line installation, new utility service, school development, tenant finish outs, specialty use and retail areas.

Coordinated renovation projects including but not limited to: Imaging centers, laboratories, computer centers, manufacturing, negative and positive isolation rooms, pipeline system realignment, HVAC replacement in medical office buildings, life safety system (fire and security) replacement, numerous mechanical retrofits and building facelifts. Results: Projects successfully completed on time, on budget and are now producing revenue.

Served as a Project Manager for a large mechanical contractor on a healthcare construction project. Created a new chiller plant and integrated the older chiller plant into the new system. Results: Project finished on schedule.
