Integroup, Inc., was the owner/developer and property manager of the high quality on-campus and off-campus student oriented MELROSE® Apartments, in addition to high end multi-family and single family residential properties, condominiums, hospitality facilities, assisted living facilities and select Class "A" commercial/office properties. As Vice President of Development, my team was responsible for site search and selection as well as the selection and management of the professional teams (land planner, civil engineer, architect, landscape architect, geotechnical engineer, attorneys, contractors, etc.) to perform Due Diligence property analysis, generate complete sets of construction documents, bid/award contracts, project construction, project scheduling, estimating and cost control. Additional responsibilities included the preparation, coordination, submission and presentation of all required documents to Boards of Regents, regulatory, governmental, environmental and municipal agencies to secure necessary approvals; re-zoning; entitlements; construction permits; market review and analysis; budget preparation; property management; material/equipment life cycle analysis; develop design and construction standards; materials selections; campus/site master planning; review of facilities maintenance operations for existing and future projects; quality control. Owners Representative (Project Manager) for the acquisition and development of a 60 Acre Manufacturing, Distribution, R & D and Administration campus (850,000SF) in Jacksonville, Florida. Developed "State of the Art" manufacturing facility to house new contact lens manufacturing process in Class 100,000 cGMP primary environment. Named as the "Flagship Facility of J & J" by the CEO. Responsibilities included internal customer programming, estimating, budgeting, capital appropriation request preparation, RFI/RFP preparation and review, design supervision, bidding, contract negotiations, permitting, EPA/NPDES compliance, quality assurance, construction supervision, safety compliance, manufacturing equipment installation and start-up, facility validation and facility maintenance. Additional responsibilities included automated bulk monomer prep systems, materials handling system, food service, medical/clinical offices, security systems, telecommunications system design and installation, RF systems coordination, production and manufacturing planning, design and scheduling assistance as well as off shore facilities design and construction consultation. Responsible for design, estimating and construction of new lens production facilities or major renovations for all Essilor subsidiaries in the Western Hemisphere.
