Senior Project Manager/Estimating/New Business Development
My responsibilities uniquely encompassed project durations from "cradle to grave" where I was charged with the task of developing and coordinating project estimates, engaging the client in pre-construction services, buying the project out, and managing the project through construction and close-out phases. Projects had construction durations extending from 18 months to 2 years with values ranging from 40 to 60 million dollars. I also worked as an extension of New Business Development and worked to bring in new clients.
I routinely managed budgets, negotiated contracts and scopes of work and necessarily facilitated owner meetings, RFI's, COR's, generated monthly billings and acted as RK/owner representative when dealing with agencies in the natural course of project development.

As a Senior Project Manager, I was responsible for budgets, pre-construction reviews, buyouts, contract negotiations, and scopes of work. My job also included facilitating weekly owner meetings, RFI’s, COR’s and generating the monthly billings using both Prolog and American Contractor. I was also responsible to meet with various city, state and county agencies and ensure that the projects were completed on schedule and under budget.

As the Vice President of this 130 million dollar-a-year general contractor, I brought new solutions to a company that previously knew only one way to operate. With my experience, I introduced many new ideas and better operating procedures. I re-wrote all scopes of work, created a Quality Control Department second to none and brought in new sales of 34 million dollars in one year. I was also responsible for the Investment Division, which developed and built an average of 90 homes and 500,000 sq. ft. of commercial build to suit and tenant improvements per year. Additionally I was charged with to develop initial budgets and oversee a staff of 56 employees.

As a start up company, Kenmark named me responsible for all duties relating to construction, from single-family residences to commercial buildings. In our first year of operation Kenmark generated over 65 million dollars in revenue with clients such as EFI, Ocean Colony Partners, The Plumber Pension Fund and the Ritz Carlton.

My numerous responsibilities centered on communication with civil, structural and design engineers as we traversed concerns related to very complicated hillside construction. I was responsible for negotiating all subcontracts and writing the scopes of work for each trade. I interfaced with all city, state and county agencies throughout the peninsula.
1993 - 1995 Ryland Homes, San Ramon, CA
General Superintendent of Offsite Development
As the head of offsite development, I was responsible for managing the land development for one of the largest homebuilders in the nation. From land purchase, to design, to infrastructure improvements, I was charged to make sure Ryland met commitments to the construction and marketing staffs. I worked closely with all the city agencies and civil engineers to ensure a value engineered project, on time and on budget.

Project Superintendent/Offsite Superintendent
My many challenges included developing a division in Santa Rosa followed by the land development of the Redwood Shores area in Redwood City. My other duties included overseeing the actual site construction of homes and condos. Additionally I was the liaison for the builders’ trust and the City of Redwood City GID Fund.
