Reporting to the Vice President, Administration, responsible for managing all facilities activities for the West Coast operation of New Line Cinema. Scope of responsibility covered three locations with approximately 350 employees. Significant accomplishments included:
* Project Manager for a full-floor renovation (8,000+ square feet) of Robertson building. Worked on a daily basis with contractor and architect to ensure project was on time.
* Managed the successful temporary relocation of 50+ New Line Cinema employees from an 8,000+ square foot floor to a 6,000 square foot floor during a total floor renovation and subsequent move to the newly renovated space within six months. Temporary and permanent moves involved my handling all construction bids, electrical wiring, cabling, and furniture/space designs. Both moves accomplished within a two-day period.
* Project Manager for the construction of a new server room for the West Coast offices. Procured all bids and recommended the successful vendor for the project. Successfully sourced a new UPS unit, oversaw its installation, and directed the removal of the retired unit.
* Directed the build-out of an 11,000 square foot floor at New Line’s Sunset location. Property housed both New Line offices as well as sublet office space. Subsequently, relocated a New Line department from Encino, CA, to the new Sunset location within a two- day period. Handled all rental and facilities management activity for the sublet offices.
* Relocated 120 New Line employees to two newly renovated floors. Coordinated movers, furniture delivery, layout and installation, as well as telecom installation. Move accomplished within two-day period.
* Primary liaison among commercial building management (Pacific Theatres, Mani Brothers, and Andelson Properties) and New Line Cinema for all day-to-day operations and construction.
Reason for leaving: New Line Cinema was absorbed into Warner Bros. Entertainment with resultant massive layoffs.

Managed the day-to-day operations of three buildings: 2900 31st Street (55,624rsf); 2901 28th Street (61,817rsf); and 2850 Ocean Park Blvd (142,253rsf). The 43-acre business park was comprised of approximately 1 million square feet of office and retail space and 100 tenants. Assisted in the calculation and preparation of multiple annual budgets and monthly operating and delinquency reports.
