I am not your average applicant, so when you read through my resume you’re going to see experience from on the job training that revels that of years of formal education. I’m asking that you take it into consideration. Do I have the necessary skills you’re looking for?
Construction management is where I started out. I enjoy bid letting, contracts and putting together buildings. Management is second nature for me because I’ve done it all my life. From the hammer to the contract I’ve been there and done it.
I don’t need supervision and have good communication skills. I believe reports and updates at weekly meetings are part of any successful business.
Sales are part of how I became who I am. I like to think that all success is born out of good sale technique. I’m not about wasting time telling people everything I know. I’d rather listen and answer questions in order to close the deal. When I’m in the sales mode I require staff to handle the paperwork that I will generate. I enjoy selling future projects because it takes a certain insight to imagine and portray the finished project.
As a Certified General Appraiser, I understand and have practiced the USPAP (Uniform Standards of Professional Appraisal Practice). I am FHA certified and can ascertain the highest and best value of any real estate. Understanding the relationship between the lending world and the real estate market grants insight in the decision making process that will prove valuable in any project management position I am associated with.
However, just when you think you’ve seen it all, a surprise shows up which make it that much more interesting. I am looking for work in the construction management field and would only be interested in a position as a review appraiser as my second choice.
I am looking for opportunity to serve a firm with a commitment to quality. I am comfortable with my degree of knowledge in many areas. (Not that I couldn’t learn more)
I would like to be a contributing member of an organization doing things right the first time. I’ve had plenty of experience fixing problems after they occur.

I have extensive experience in the real estate development, construction and appraisal industries. I love to learn, and am always up to a challenge whatever the situation.
My experience includes purchasing land and developing 5 residential subdivisions, building over 125 single family homes and completing over 1,000 URAR appraisals.
I also purchased 121 acres of land located in a commercially zoned TIF district. The development of this property included municipal water wells and well head protection areas. I oversaw the installation of 1 mile of 4 lane concrete road with infrastructure. This included onsite retention and detention ponds. Being involved with the Township through the planning stages was insightful.
I am proud to say that I have trained more than a dozen workers while employees in the trades who have gone on to own their own business. They range in business from concrete to home building and from remodeling to finish carpenters all self employed now.
While developing the appraisal business I trained 9 appraisers from startup to getting their license. Two of which went on to starting their own appraisal businesses when I sold my appraisal business to one of the others.
Over the years I purchased and managed 120 plus apartments and other properties. I found out that you make your profit at the start not the finish. In other words buy smart!
I am a model workaholic in the best sense of the word. I get along well with others, and work efficiently on my own. I enjoy having things to do where I can make a difference. I am seeking a position where I can help put projects together while giving my best to an employer. I am finished being self employed for all the right reasons.

When I started Clover Real Estate & Appraisal Company I had no idea that there was so much work out there in the appraisal field. Within a year I started another separate business called Property Value Appraisal LLC in order to keep it manageable. I hired and trained people to take care of the volume and it grew to doing 1,500 residential appraisals a year by the third year. The appraisal business was a profitable business that I decided to sell.
Clover Real Estate also grew to over 12 agents and placed among the top 3 companies in volume of real estate sold in our area. After so many years of hands on construction work I sold real estate because it was fun and easy for me.
From the real estate business I got involved in apartments and ended up owning over 120 units. The cost to manage them seemed a bit high for what I was getting so I purchased a company called Professional Property Management and renamed it Clover Property Management Company. I was able to save in office expenses by overlapping office phone duties and having the extra funds to hire more and better help. I started my own maintenance crew then which also saved on expenses.
I purchased properties and developed 5 separate residential subdivisions. One was a PUD consisting of 80 acres with a park and 27 home sites. Another was a 121 acre commercial development with curb, gutter and infrastructure which included city water, sewer, natural gas and electric.
Among this activity I gained valuable experience in training people for all jobs related to Real Estate, Construction, and Appraisal, construction equipment, computers and office work. By necessity I learned many computer programs and taught others to master a part of each programs operation.

Sold real estate in the Eau Claire, Wisconsin area and did appraisals for many lenders and lawyers. This was the first thing I did after moving to the area from Green Bay, WI.
Planning Associates, Construction, Site Project Manager
Was a construction project manager for projects on the road for this firm. 100% of my time was on the road. I work closely with the office through daily and weekly reports. I was in charge of everything from bid letting to final completion of project. Duties included meeting with architects, owners, contractors and government officials. Securing permits and inspecting site progress on a daily basis as well as enforcing quality control with contractors. All work was on commercial projects from new construction to remodeling.
Those projects included but were not limited to;
Managing the remodeling of a 100,000 sq. building which became the Wisconsin State Lottery main office in Madison, WI. This was a $6,000.000 commercial remodel with high tech.
Managed the remodeling of the old Shopko store main office building to put A.C. Neilson computer information collection center together in Green Bay, WI.
Built a 27 unit retirement facility with common area called Pine View Terrace in Black River Falls, WI. This was new construction.
Managed the complete remodel of a strip mall in Madison, WI called Washington Way. All work I preformed was on the road work where I was on my own 99% of the time. I enjoyed the experience and look forward to more of the same.

I started out as a remodeler and built about 50 dormers and 200 additions. I’m guessing that I’ve remodeled more than 100 rec room projects with the freedom to do some of the neatest thing you could imagine.
My business was built on word of mouth and expanded fast. I just kept getting offers to build new things and bigger projects. I was also known as one of the best store interior remodelers in the area. It seemed like I had crews working on every side of town.
Then I started building homes. As a home builder I built more than 125 homes. All homes were drawn by myself. This was with pencil and paper. I spent time with owners one a one to create their dream home. I developed a computer program in 1983 using Lotus spread sheet that could give me a material list for a home by imputing just 28 fields. I was able to bid in 15 minutes a project that would other wise take me 4 hours.
I installed lots of new technology like super-insulated wall and roof design, whole house fans and air to air heat exchange units. I enjoyed the electronics available to centralize control of systems like lighting and stereo music tied in with intercom and surveillance cameras. I designed homes for internet with RJ45 connections and built computer operated home systems that did things like fill the bath tub with water by calling home on the phone.
The home I live in now is a future design in technology built by myself from bottom up. It features a home theatre and walk-in hidden vault room. The entire home is computer connected and every light has dim ability. During the years I’ve had about 25 employees at any one time. Later as I got smarter I hired mostly subcontractors.

Owned and operated a Hitachi model ZX200LC backhoe and a John Deere model 700H Crawler. This seemed to take my mind off the daily chores of running these businesses.
I purchased first computer in 1980 if you can believe it an 8088 IBM with 10mb hard drive and 5bite of ram for $10,000. It can with Peachtree Construction software and Lotus 123 the first version. It was a lot at the time and I must say the knowledge from getting into computers early has paid off well. I enjoyed computers so much I built more than 50 personal computers since then. It only takes me an hour to build one when you have the right parts. I networked my office with 28 computer work stations and installed a raid server. This is a computer with three hard drives for redundancy.
I have relatives living in South America since 1978 who I visit often and as a result I speak Spanish fairly well.
