Managed the Construction and Development Department responsible for developing over 500,000 S.F. of GLA with budgets exceeding 20 million. Conducted feasibility studies, site analysis reports, site planning, conceptual pricing, proforma and budget certification and all development reporting along with managing all construction activities: Site Work, Shell Construction, Tenant Improvement build-outs and Close-Out.
Managed the Renovation effort of the Post Oak Plaza Shopping Center by:
Interfacing with Levinson Alcoser (Architects) to create a quality product that met budget parameters.
Conducting bidding and Value Engineering processes that enabled Levcor to re-allocate over $900,000 of capital.
Successfully managing all facets of construction by interfacing with General Contractors, vendors, sub-contractors, existing tenants and Uptown Houston.
Brought project in on-time and under budget by administrating weekly meetings with Architect, contractors and vendors that ensured quality construction with limited conflicts and distractions.
Took-over construction management responsibilities for the Harvest Park Shopping Center in Knoxville, TN. Charged with the directive to get project back under budget and manage scope creep.
Through value engineering, re-bidding and buy-out, I was able to reduce capital costs by 1.7 million dollars. Worked closely with Principal and CALSTRS (partner) to ensure budget parameters were met.
Worked hand-in-hand with GC, City and KUB to stabilize costs, maintain schedule and ensure timely turn-over's to Bed Bath & Beyond, Marshall’s, Ross, Circuit City and Old Navy.
Responsible for all Tenant build-outs for over 500,000 S.F. of GLA. Interfaced with National Tenant’s Construction Mangers to ensure that plans and specifications were met and on-time deliveries are achieved.
Responsible for Pre-Development activities for over 2 million s.f. of Retail that included but not limited to:
Hiring geo-tech, Architects, civil engineers and consultants to Mater Plan Developments in San Antonio, Laredo, Dallas and Houston.
Engaged City and County entities and conducted meetings with local municipalities and interest groups.
Developed budgets and proformas for all Site, Shell and TI construction / development activities.
Responsible for conceptual cost estimating for all development properties including but not limited to; renovations, green-field and certification projects.
Responsible for all Financial aspects of each development project through pre-development, permitting, bidding, construction and close-out.
