Specifications - Manager Smith, Seckmen & Reid, Inc. 2008 - Present
Provide company technical writing leadership, management and training for all of their more than 12 offices nationwide with more than 650 employees. Special attention is given to the front end sections of the specifications for contract coordination and construction management. I have completely re-written all of Divisions 00 and Divisions 01 of the specifications, plus have developed all of the training manuals and training presentations for staff’s continuing education. I coordinate all new projects that involve front end specifications and project development coordination. I have also developed a Public Speaking manual and training class that has been employed by the company.
Lead company in residential and commercial market analysis, property acquisition, negotiations, due diligence, design, cost evaluations, comprehensive land use, annexations, zoning, utility analysis, infrastructure and environment planning. Designed and implemented marketing plans, business development and alliances. Designed all of the site plans for all of our properties, researched all of the applicable zoning ordinances, codes and future land uses. Coordinated all required disciplines for completion of design. Created unique and specific product design for each site, single family, multi-family as well as many commercial sites and senior living. Created all cost estimates, from ground up, as well as all scheduling of all project activities for all projects. Lead the team during all public meeting.

History Highlights:
ï¶ Strategic Planning: Started a new land development company and contracted for a 35-acre parcel for $1.3 m, sold it with just Due Diligence reports and no entitlement work for $2.6m in just 6 months.
ï¶ Redesigned site plan15 times to meet numerous constraints dictated through the implementation of innovative ideas and strategies. Results: Although we lost 50 units, lowered the costs of construction by $1m, increased product value, for no lost of revenue to the owner.
ï¶ Contracted for a 93-acre parcel for just $2.9m and then after some design work and preliminary conversations with the municipality in charge and some nominal marketing, obtained a $10.25m contract from a regional builder.
ï¶ Met the goal to build a 15,000 sf themed restaurant in a mall under construction, in just 7 months by coordinating numerous and unique construction and design requirements. Results: Restaurant had grand opening on time (St. Valentines Day).
ï¶ Partnership Alliance: Created alliances with City staff (P&Z) to push a project through after it had been stalled for over 1 year. Results: In less than 2 months, the project went to Commission and estimated to be $77m build- out, instead of dissolving.
ï¶ Developed an alliance between the City of Wildwood and Sumter County to develop a parcel under contract. Result: An inter-agency agreement was started, an area of mutual growth was established and a $6m project was

Project / Construction Manager - Volunteer Boynton Beach, Fl. 1997 - 1998
Provided visionary leadership for 4 local congregations in the acquisition / trade of new property with a neighboring Church for a new 4500 sf facility. Designed and implemented all of the construction strategy, coordinated with all local city and county officials. Estimated total construction costs for securing a construction loan. Purchased all building materials and directed all of the volunteer task force of over 450.
History Highlights:
ï¶ Project Management: Designed and built a new 4500 sf Community Church on 2.5 acres by leading the design, land acquisition, cost estimating, interior design process and all other design and construction activities required. Results: an estimated build value of $800k for only $475k within 1 year.
Architectural Production Manager Ronald E. Frazier & Associates - Miami, Fl. 1993 – 1997
Installed new state of the art CADD systems and networks. Designed and integrated new technology to the office along with employee training in design, construction documents and productivity. Within one year, promoted to production manager, business development coordinator and facility manager. Relocated the entire 50 man firm to a new 10,000 sf Downtown facility. With increase in technology, employee training and facilities, acquired new contracts from Miami International Airport and Miami-Dade Community College, company revenue increased by the 3rd year to over $11M.

History highlights:
ï¶ Leadership: Created a new computer aided department and relocated the office to a new Downtown Location. Result: Due to the vast improvement in technology and personnel skills, the firm gained a $7.5m Miami International Airport contract and a $3.5m Miami-Dade Community College contract for their new Hialeah Campus.
ï¶ Renovated a 110-year-old Church into a Performing Arts Center by directing a team of consultants to spearhead the renovation that included a new $750K fountain, Restaurant, sound and light show and a 75-year-old bell for the tower. Result: It is the centerpiece of the new upscale Town Center.
Residential Designer / Site Planner MAB Builders – Coral Springs, Fl. 1982 - 1993
Directed comprehensive market analysis for the design and production of new models for 10 new residential and golf course communities in Broward and Dade Counties. Designed new innovative styles with functionality and provided effective cost analysis for home production. Provided leadership in the design and construction for all of the communities. Promoted to Design and Site Manager.
Project Captain Cannon Design, Inc – Grand Island, NY 1979 - 1982
Promoted to research coordinator for award winning renovation project of The Old Buffalo Post Office, designed and Built in 1875 by James Knox to the New Erie Community College Downtown Campus. Coordinated and designed the renovation of the existing 140 ft atrium skylight to a new translucent, energy efficient material. Promoted to Project Captain for the renovation of the Buffalo General Hospital.
