Major Duties and Responsibilities:
* Direction of outside consultants, professionals and subcontractors of assigned projects to ensure that company standards for schedule, cost and quality are met.
* Manage 2-4 major projects in various phases of development concurrently, complete 4-6 major projects annually and manage several small projects as assigned.
* Responsible to be the contact internally and externally for all scope, budget, costs, design and construction related items for the life of the project.
* Involved in the company’s project and financial tracking systems. Assists team in monitoring and tracking project information and events within these systems throughout the lifecycle of projects.
* Develop and manage project scopes and budgets. Provide recommendations and design input to ensure that financial, schedule, costs and quality objectives are met.
* Conduct on-site due diligence surveys for new and remodel projects.

Project Location: 25-56 38th. Street, Astoria, New York
Scope: New Construction of (5) stories Apartment Building - $ 3,200,000.00
Duties:
* Coordination with General Contractor’s Project Manager and Preconstruction development, initial schedule providing details to schedule as required for the project. Upon schedule developed, sequenced, updated, maintained, communicated and managed with all subcontractors and vendors. Develop, maintain and enforce the project site logistics plan and temporary facilities plan.
* Meet with Architects and Engineers to discuss discrepancies in the project and solve problems that might delay the critical path.
* Develop, review, approve and implement project budgets, schedules and contract bid documents.
* Prepare Contract Documents, application for payments, shop drawings logs, material submittals log, expediting permits applications with all pertaining City Agencies to the trade.
* Coordinate and provide direction for the budget estimating, purchasing, engineering, accounting, and cost and construction functions as they relate to the completion of the project
* Ensure timely and accurate billings and accounts receivables.
* Possess working knowledge of all projects plans, specifications, Owner Contract, subcontracts, purchase orders, daily correspondence, shop drawings, submittals and all other project related documents and maintain a complete and accurate set of as-builts
* Lead and participate in regularly schedule project staff meetings
* Prepare and issue monthly owner/contractor progress reports, monthly payment applications, schedules and cost reports with the site superintendent
* Manage closeout process

The addition portion included the installation of augured pile systems, concrete pile caps, running and stepped concrete footings, reinforce concrete walls, elevated concrete slabs, curtain wall, interior glazed block partitions, gym flooring, basketball equipment, EPDM , Built Up roofing systems and all finishes for walls, ceilings and floor.
Duties:

* Support and implement the company’s Project Quality Planning processes.
