Miscellaneous Commercial
Naval Security Center, Nebraska Avenue Complex, Redesign Stand-By Emergency Generator Project, Washington D.C. ― $468,520.00. Project entailed the installation of 1â€, 2&1/2†and 4†conduit, 350 & 500 MCM cable and No. 4 Ground Conductors throughout several occupied and fully operational buildings within the complex. Removal of two existing 75KW and 100 KW generators, relocating one existing 180 KW generator to a storage facility located inside the complex, and abandoning one 175 KW generator in place. Installation of one new 600 KW generator, four new transformers, all related control and operation switchgear, circuit panels and breakers, combustion air intake, hot air and exhaust discharge, while maintaining continuous redundancy.
Washington Navy Yard, Building 166, Install Elevator, Washington, D.C. ― $771,937.00 original contract amount plus $90,242.00 in Contract Modifications. (Assumed duties of under performing Site Superintendent and Project Manager). Project consisted of site demolition prior to installation of poured in place concrete piles, pile caps and grade beams. Construction of “Free Standing†masonry Elevator shaft and brick veneer, finished lobby area and installation of 5 stop Elevator at Washington Navy Yard Public Works building. Building was occupied and fully operational during project, which provided some unique challenges coordinating work around occupants and maintaining a safe environment.
FOB-2, Navy Annex, New Shower Facilities, Arlington, Virginia — $644,500.00. Approximately 2,800 sq. ft. selective demolition of existing office space, lead painted windows and concrete for new plumbing on ground floor of Wing 6, and construction of new Men’s and Women’s Shower and Locker Facilities. Project included installation of underground soil pipe system to support the new showers and restroom areas, new local Air Handler and H.V.A.C. system to be tied into the existing environmental control system, complete lighting, electrical, sub paneling and system up grades, infill of existing window openings in parged CMU walls, cementitious wall board, drywall and extensive ceramic tile.
Mercantile/Office
Kohn Creative Solution-Westminster Location, Westminster, Maryland—Design/Build $379,723.00. Approximately 20,000-sq. ft. selective demolition to include the built-in Service Counter, Postal Inspector’s observation Galley, wall openings in CMU walls, masonry walls and exterior masonry walls of the Old Westminster Post Office to create a lower level printing shop and upper level offices and design area. Existing Post Office building is a historical site with ornate plaster and custom millwork in the front lobby area that needed to be preserved and coordinated with the new building materials and components. Light weight CMU Architectural walls, stepped and radiused gypsum board walls with Cherry stained cap and crown mouldings, used to create a unique “open air†Designer’s Area yet provide privacy for each Designer. Project included widening and installing new door openings and upgrades for ADA requirements, while maintaining the historical aesthetics. Creating four tenant/rental offices in the lower level area provided some challenges and required major coordination with the State Boiler Commission as well as local code jurisdiction officials to maintain budget, work around existing conditions and satisfy all Governing Body requirements. Installation of a break room/pantry for the main occupant’s use. Upgraded carpet and paint throughout except epoxy floor paint in the printing and fabrication areas.
Ellin & Tucker, Chartered, 13th Floor, Nations Bank Center, Tower One, Baltimore, Maryland--$917,000.00. Assisted Project Manager with renovation project consisting of approximately 22,000-sq. ft. complete demolition of existing office space. Fit out to tenant’s specifications, including high-end upgraded elevator lobby, Reception and Conference areas. Upgrades consist of extensive use of accent lighting, marble tile and counter/work tops, painted chair-rail and crown moldings, wall covering, mahogany window casings and doors.
Horton International (Danish Consulate), Suite 1470, Redwood Tower, Baltimore, Maryland--$40,000.00. Approximately 2,000-sq. ft. Construction of demising wall to create a new suite in an existing office space. Fit out to tenant’s specifications including new carpet, paint, wallcovering, and custom millwork. Relocated and reconfigured existing HVAC system to suit new suite requirements.
GSA/Maryland Pre-Paid College Trust/Stewart Title, 13th, 16th, 17th and 18th Floors, Redwood Tower, Baltimore, Maryland—$ 730,000.00. Assisted Senior Project Manager with renovation project consisting of approximately 43,000-sq. ft. complete demolition of existing office space. Fit out to tenant’s specifications, to include upgraded carpeting and wallcovering in the elevator lobbies and two suites on the 13th floor, construction of Kitchenettes for each of the three clients. Value Engineering with existing and adding new HVAC equipment to satisfy new office configurations.
