ACHIEVEMENTS
Specialty Construction Management/Problem Solving
Oversaw $7.1 million construction of 5 earthquake resistant buildings simultaneously to create Duke Point Ferry Terminal, Vancouver Island, Canada. Directed 12 subcontractors including electrical , mechanical, plumbing, etc. to complete projects on main terminal, control tower, amenities building, wash rooms and 4 cashiers booths; analyzed 200 pages of plans and 2 enormous specification manuals with stringent; government requirements and architectural details; collaborated with project manager, BC government official and architect; developed critical path scheduling and fast-tracked project; coordinated construction around 2 other $6-7 million projects to build docks and site works; resolved problems. Results: Construction completed 2 weeks ahead of 12 month schedule, $.6 million under budget while processing 220 change orders.
Overcame environmental and human resource issues constructing $3.1 million 5 building administration complex on Cowichan tribe’s native Indian reserve. Reviewed plans to construct building to appear as dropped into forest and to remove only vegetation within building envelopes; devised plans to connect underground services between buildings; required to employ 75% native labor to construct very heavily, architecturally detailed structures. Results: Constructed ahead of schedule ~$.3 million below budget; became preferred contractor of native population.
Directed construction of $2.7 million heavy timber bar, restaurant, hotel, 50’ high granite fireplace and gravity-fed brewery. Supervised sub-contractors; analyzed issues affecting site including high water table in area experiencing huge amount of rain (200’’ annually); formulated strategies to motivate workers to stay on task; worked with owner and brew master to ensure needs met. Results: Property opened to public on budget and on time to rave reviews.
Rebuilt $1.2 million 12 pump gas station on top of 4 pump station while keeping station operational during 6 month project on Grand Cayman Island. Received 6 40’ containers and 3 40’ flat decks; educated employees on assembly; submerged, secured and covered 3 25’ by 8’ gas tanks in 5’ of water; installed electronically censored systems from main building to pumps and tanks; ensured all Texaco safety standards and Miami Dade wind and building codes met. Results: Completed 6 days ahead of schedule, under budget while processing 114 change orders; station withstood devastating hurricane.
Led construction of $1.2 million shell for 17,000 sq. ft. estate home built to withstand 200 mph hurricanes and high water emersion to owner’s exacting standards. Directed limited, semiskilled workforce; managed construction of 4 story structure from galvanized steel with 6†concrete slabs and solid poured/reinforced masonry exterior; created stick frame 2/12,24/12 pitch roof; installed Weathershield high impact windows and doors; directed ornate exterior trim. Results: Fulfilled owner’s vision.
On-Site Construction Management
Renovated/Upgraded/Tripled size of long-term care facility out of compliance with health codes. Managed $2.4 budget; reviewed government regulations, health and safety codes; understood need to keep facility operational during changes; supervised and coordinated installation of e.g. HVAC system, temporary emergency power generator system, new exterior façade and commercial kitchen; oversaw trade contractors; met with health inspectors, facility administrators and trades to ensure highest standards of quality, sanitation and patient safety during and after completion. Results: Brought project in on time and budget; enabled facility to remain open with greater opportunities for profitability.
Turned around troubled $1.3 million project to build high-end addition to theatre, upgrade mechanical/electrical systems and beautify common areas. Understood purpose of addition was to create ambiance for financial giving by major investors; examined underlying problems between prior superintendent and arts council; developed rapport and built trust in weekly meetings and daily interaction; dealt with construction taking place over and through sensitive performers’ changing rooms; overcame issue of not disturbing daily ballet performance and keeping rain out of building; integrated 10 AC roof top units. Results: Saved project; allowed owner/patron to retain respect of council.
Constructed $1.1 million stand alone bank for one of largest financial institutions in Canada. Studied drawings to build highly secure vault and building infrastructure; helped carpenters to understand heavy concrete formwork methods; established schedule and timelines; oversaw installation of systems including multi- level-security system; worked with finishers and painters to achieve high-end appearance critical to customer comfort level. Results: Delivered on time, on budget.
Managed construction of 2 restaurants and paint store for national chains totally $2.1 million. Worked for general contractor; understood importance of special requirements for housing electro-mechanical systems, to overcome moisture issues in food storage areas, implementing air exhaust for cooking, etc.; constructed exterior masonry structural steel shell, storefront. Results: Completed projects ahead of schedule enabling retail spaces to open early.
Management/Leadership
Started up custom home building division for home design company. Developed relationship with trustworthy competent, reliable sub-contractors; negotiated contracts; located land; acquired site; developed product line; standard features and pricing; worked with clients to establish wants, needs and price; set timelines. Results: Grew company to $2 million in 2 years; completed all projects on time, on budget with 100% customer satisfaction.
Fast tracked $4.1 million project to build 86-unit retirement home and repair long-term care facility. Reviewed government rules, regulations and codes for healthcare facility; hired crew and sub-contractors; implemented critical path scheduling; taught carpenters to use framing tables for assembly of walls; oversaw installation; resolved deficiencies to facilitate release of funds; handled change orders; modified plans; served as liaison with architects and owners. Results: Brought in ahead of schedule.
Spearheaded construction of $2.7 million, hurricane resistant, retail business complex on Grand Cayman. Brought on to lead workforce of 40 unskilled workers with no other workers with permits available to build 3 story complex according to FL building code; devised system to teach modern building practices, encourage self esteem, pride in ownership, high work ethic and quality of performance; worked with construction company owner to modernize construction methods; satisfied owner’s ideas and appearances of finished product. Results: Completed on time, 12% below budget; created group of educated employees capable of contributing greater value in future; received additional project from owner.
