Duties as Project Manager: performed all responsibilities; prepared and dictated project construction schedules, developed work breakdown structures, submittals, RFI's, RCO’s, CO’s, RPO’s, PO’s, meeting minutes, closeout books, punch outs. Reviewed spec books and shop drawings. Reviewed subcontractor applications for payments. Reviewed project budget and schedule of values and assured project is on budget in all divisions. Purchased materials and long lead time items. Recorded documents. Assured equipment deliveries. Obtained warranties from subcontractors and suppliers. Assisted in maintaining legal documents and procedures. Pulled permits. Qualified, contracted and managed subcontractors. Managed correspondence with architects, owners, engineers, subcontractors and general contractor. Reported project progress to owners and owner’s representatives. Assured construction quality. Identified construction constraints and reviewed potential solutions with owners, architects, engineers and subcontractors.
Duties as Estimator: Estimated projects using different methods and approaches in cost applied engineering. Used applied economic engineering to include time value of money financial formulas, including but not limited to payment functions, rate of return, cost benefit analysis, minimum attractive rate of return, including depreciation and taxes in analysis. Analyzed the different forms of contracts and weighed their benefits. Used conceptual cost engineering including parametric estimating, and taking factors like time, size and location indices to make comparisons between projects. Used detailed cost engineering by analyzing worker productivity rates, labor rates, indirect costs, direct costs, fixed costs, variable costs, unit pricing, lump sum and cost plus fee estimates, escalation, depreciation, taxes, performing on site and working drawing takeoffs, used conceptual and averaging approaches for this type of estimates, analyzed past historical data. Used estimating software, the internet, estimating books, past projects, and other cost data books and websites. Have also used forecasting methods including the learning curve and least squares methods of forecasting. Implemented cost control, productivity and quality improvements.
