11/2002-1/2009 Vice President of Planning and Engineering, Astoria Homes – Las Vegas, Nevada
Manage all feasibility, entitlements, improvement plans and plats for a Builder 100 home builder. Direct land use attorneys; civil and structural engineers; land surveyors; geotechnical and environmental engineers; and landscape architects. Negotiate with jurisdictional/agency personnel and politicians in order to ascertain feasibility of developing raw land into finished home site communities and obtain the necessary approvals to do so. Supervised the platting of over 4,000 residential lots, and manage an unimproved land inventory of approximately 7,000 residential lots and several mixed-use parcels. Coordinate with the C.F.O. to create land replacement reports and approve land purchase/sale agreements. Coordinate with the Sr. V.P. of Construction in preparing and managing land development budgets, permits and development coordination. Assist the V.P. of Design (Architecture) in determining appropriate product designs, community site plans and land use/code/design requirements.

Managed community planning and development for home building company. Prepared development budgets, negotiate contracts and directed field supervision personnel. Reviewed new property feasibility and purchase agreements.
4/2001-8/2002 Civil Engineering Supervising Designer, G.C. Wallace, Inc. – Las Vegas, Nevada
Supervised project team responsible for more than 25 single family residential subdivisions containing over 3,000 lots. Supervised design, mapping and processing team for: feasibility reports, entitlement applications, improvement plan drawings, final maps and construction staking. Limited experience in commercial and multi-family projects. Assisted Senior Vice President (direct supervisor) in preparation of contracts and project schedules.
