My management style is direct and very pro-active. Experience in resident-in-place remodeling has also taught me to be adaptable, providing “outside the box†thinking thru the ever-changing priorities of a construction site. Additionally, involvement in the pre-construction process has allowed me to help solve potential problems before contracts even get written. I have used my field experience to help qualify all subcontractor bids before contracts are signed, eliminating costly mid-project misunderstandings. Once on site, constant communication with subcontractors is imperative for solving problems before they get too large.

Frontline responsibilities for the direction of trade contractors and suppliers through daily decision-making and problem solving an array of construction/business issues to comply with project objectives. Duties prioritized executing/adjusting schedules to meet deadlines while balancing cost control and targeted quality considerations. Role included coordinating with the Project Manager, addressing code matters with Building Inspectors and responding to Corporate inquires/needs.
 Led all phases of a 237-unit residential renovation complicated by keeping current tenants on-site during the remodeling. Met all interim deadlines and completed on time/budget, aided by:
 Convinced company to change their relocation plan/scheduling halfway through the project. Completed the remaining 120 units in 13 weeks compared to 24 weeks for the initial phase.
 Won approval to directly negotiate damage claims per the plan having tenants leave possessions in place during remodeling. Limited exposure to $800 and far below budget.
 Filled void for scheduling tenant relocations and unit preparation for 2 months following the unexpected resignation of the complex’s Resident Manager.
 Completed the time sensitive final 2 months of a combination historical/new construction project for an 80 unit Elderly Housing complex.
 Balanced historical preservation and current codes, as well as tenant business needs for the timely opening of a retail storefront at the Kunzelmann-Esser mixed-use property on Mitchell Street.
 Drove the finishing phase of a $1.5 million horse stable, equine care and office facility.
 Managed a 6-week Warranty Review of 85 Senior Housing units staying under budget/time goals.
 Teamed with a new Project Manager in the writing of construction schedules and specific bid scopes for a remodeling project contemplated for 2009 start-up.
