Project Manager – Hired to build 2nd Luxury Condominium Building with first floor retail spaces in Franklin Park. After economic downturn tabled the project, I finished out the remaining units and retail spaces in the 1st building started by an outside general contractor and managed all post-closing warranty work.
Responsible for managing all aspects of construction including, but not limited to:
• Estimating/preparing budgets
• Bidding and negotiating contracts
• Finishing the build-out of first floor retail spaces including restaurants, bank, salon, etc.
• Meeting deadlines for closings and working with the Buyers to ensure changes are made within correct timeframes to meet those deadlines
• Managing Sub-contractors during all phases of construction thru to completion
• Ensuring daily that all OSHA safety requirements are met
• Addressing all post-closing punch-list/warranty issues with homeowners and scheduling of trades to perform work as appropriate in accordance with contractual obligations
• Acting a liaison between the Company, Condo Association, lawyers and architect with respect to major window issue that developed in a different condominium building built by another general contractor
May, 2004 – May, 2006
Senior Project Manager - Joined the team in May, 2004, as a Construction Manager in a fast-paced Single-Family Community in Lake Zurich. Company was bought out by a national builder and I was promoted to Senior Project Manager in September 2004 and put in charge of our high-end Luxury Single Family Home project, in Glenview. Under my management, this was deemed the company's most profitable development and one of the highest in JD Power ratings.
