Worked all phases of construction, from feasibility to project close-out. This includes:
Project Start up: Included feasibility studies, due diligence reports, probable cost of construction estimates, Site Evaluation Reports, represented client at Planning & Zoning meetings & interviewed potential consultants.
Design & Construction Document Development: Gathered scope data & coordinated with consulting firms, worked with building code departments, monitored the construction document(s) development & coordinated owner provided details and/or items.
Construction Start Up: Included review of construction documents for scope compliance and construct ability, worked with local building officials & submitted/obtained building permits, reviewed contractor’s qualifications & bids & assisted in lowering construction costs when necessary.
During construction: Monitored construction & construction schedules, attended construction meetings, coordinated owners personnel, reviewed/approved pay applications, assisted in solving construction problems, processed change orders, tracked Request For Information requests and coordinated with local authorities.
Close-out: Directed the Punch List, Gathered all Owner Manuals, coordinated equipment start up between installers & maintenance staff, obtained special permits (i.e. liquor licenses & food service licenses).

• Provide Property Evaluation Reports to banks & investors after researching sites & construction documents.
• Wrote monthly status reports, assisted with start up of building services & coordinated FF&E.

Multifamily:
• Investigated apartment complexes for HUD & banks. This includes housing for the elderly & disabled. The reports were called Comprehensive Research Reports that included Phase 1 reports & cost estimates.
• In general, worked on apartment complexes & condos that ranged from land planning & feasibility studies to construction. The complexes were designed & built for private financial institutions and/or HUD sponsored. This includes about 200 complexes located in 19 states & Mexico. The construction type ranged from single story wood frame structures to high-rise cast-in-place concrete plus facilities for special care patients.
Airport Work
• Represented DFW Airport Board on over $200,000,000 in construction costs. Include new & building renovations (office buildings & terminals) plus renovations & additions to runways & taxiways, rewiring runways. Major renovation project was the entire renovation of 4 terminals that involved removal of restaurants, retail areas & replacing them with new restaurants & retail spaces.
• Worked directly with Delta Air Lines: $38,000,000 renovation & addition of hangar at DFW Airport.
• Design & construction administration at several projects at US Air Force bases throughout the southwest.
Educational Facilities:
• Dallas Independent School District – Worked on numerous renovations & additions throughout the past 20 years that contained pre-K thru 12 facilities. Includes being a part of a $ 1,800,000,000 assessment project preformed by Heery International, this work became known as the 2002 School Bond Program.
