Director of Facilities
Direct Facilities, Purchasing, Security, Engineering, Design & Construction, Administration, Food Services, Mail, Conferencing, Travel Services and Transportation through 25 employees. With an operating budget in excess of $60MM and capital projects budget of $40-65MM, manage all activity related to 1.6 million sq. ft. of owned and leased real estate. Property includes Corporate HQ in Long Island, NYC office, and two warehousing and distribution facilities in Pennsylvania.
• Orchestrated two major lease negotiations for a $3.5MM in annual savings.
• Directed interior office build outs, construction of computer room and creative photo studios, new roof, replacement of six rooftop HVAC units, bathrooms, cafeteria, and carpeting.
• Managed build-out and relocation of 80,000 sq. ft in NYC, without contracting project managers or move consultants, resulting in a 30% savings.
• Restored Corporate Headquarters after it sustained $1.8MM in damages from three floods in 2007. Safely relocated all building tenants who were operational within one business day after each storm. Engaged civil engineers, risk managers, county and city sewer officials, and contractors, to restore operations quickly and efficiently after each occurrence. Directed planning and design of new drainage infrastructure, bidding, and managed construction process.
• Reduced department staff headcount and outsourced personnel by 50%.
• Reengineered and renegotiated the procurement of all goods and services, achieving a 38% savings.
