I have recently completed the first two phases of a $600 million dollar mixed use re-development project called the Market Common-Myrtle Beach located on the former Myrtle Beach Air Force base. In my role as lead construction manager, I managed over 42 contracts that included 108 acres of road and utility land development, including a 25 acre, retail & residential mixed use town center. The town center was completed in only 17 months from footings to grand opening. At the peak of construction, over 1,000 tradesmen were actively working on this project. Over 1.3 million man hours of labor was expended to complete this project. This project was completed on time and below the established project budget. The Market Common project town center includes 408,000 GSF of upscale retail/office space, 237,000 GSF of residential apartments (195ea) above the retail spaces, two parking structures totaling 200,000 GSF for 583 vehicles, and site parking for over 1,000 vehicles.
Prior to my tenure on the Myrtle Beach Project, I was the Project Director for Hill International on the $350M (2001) Infrastructure Modernization program at the National Institutes of Health in Bethesda Maryland.
I am now looking to take on a new project that will challenge my skills and experience. I am a dedicated professional with over 30 years of progressive experience on difficult and challenging development projects. My project history spans a wide variety of development and construction markets.

MAJOR PROJECT EXPERIENCE (last 10 years)
The Market Common – Myrtle Beach, SC. Lead Construction Manager for Plant Construction Company, L.P., on a $600 million mixed use re-development of the former Myrtle Beach Air Force Base. Responsibilities included construction and contract management of all civil infrastructure construction over a 108 acre site and the building construction of a 25 acre retail town center that included 845,000 GSF of upscale retail, office, residential apartments, and 2 Parking Garages. Under my direct supervision the town center was completed in an accelerated 17 month schedule (versus a planned 22) in order to meet the developer’s lease obligations and original planned opening date. The project was also completed below the established budgets.
Capitol Power Plant - Washington, DC. Contract Executive/Project Director for Hill International’s Construction Quality Management contract with the Architect of the Capitol. This two-phase $55 million project includes the relocation of the existing coal handling yard and construction of an addition to the refrigeration plant.
National Institutes of Health, Infrastructure Modernization Program, Bethesda, Maryland. Contract Executive/Project Director for Hill International’s Construction Quality Management contract at the National Institutes of Health’s $350 million Infrastructure Modernization Program. On-site full time, managed the day-to-day activities of Hill’s 12-person construction management team providing design, procurement and construction phase support for the implementation of the program. The ten-year program involves multiple concurrent projects in varying stages of design and construction with impact on all campus facilities.
The NIH program included renovation and upgrade of primary utility systems serving over 70 buildings on the 320-acre campus, including the main Clinical Research Center and hospital, biomedical research laboratories, computer facilities, and all offices and administrative buildings. The program included the construction of a new 200,000 lb/hr gas/oil fired HPS boiler; modernization of four existing 150,000 lb/hr HPS boilers; two additions to the 45 year old power plant which included a three-story electrical building and installation of ten 5,000 ton centrifugal chillers; and over 1.5 miles of chilled water, steam and condensate piping installed in cast-in-place concrete box tunnels.
National Institutes of Health, Buildings 37 and 40, Bethesda, Maryland. Site Logistics Coordinator for the modernization of Building 37 and the construction of Building 40. Each of the buildings had a different developer and contractor responsible for the work. Mr. Carey served as a facilitator in communications, site coordination and conflict resolution.
Roof Replacement, Old Patent Office Building, Washington, DC. Senior Project Manager for first phase of a $100 million historic restoration and physical plant renewal project. The initial phase involves removal of complete EPDM built-up roof systems down to the underlying structure and replacement with all new copper roofing systems and restoration of all historic skylights. Over two acres of surface area will be covered with concealed built-in copper gutters, standing seam and flat seam copper roof panels, as well as numerous types of copper flashing. This historic 1830s building is now home to three Smithsonian Institution museums: the National Portrait Gallery, National Museum of American Art, and the American Art Archives. Extensive coordination with building operations was required to protect over 50,000 artifacts.
