EXPERIENCE:
11/07-present Director of Construction- Kullman Building, Lebanon, NJ
Director of Construction of a $60M “Pre-Manufactured Building†Co. (steel and concrete) taking projects from concept through design and estimating, factory fabrication, site set and turnover. My responsibilities include complete oversight of all Pre-Construction/Estimating activities, Project Management and Engineering, as well as fabrication and field operations.
• Worked closely with Sales & Marketing funneling leads into opportunities and proposals.
• Managed Preconstruction and Proposal development of various types of opportunities including lump sum, Design-Build, GMP and Budget Management. Business sectors included Communications, Higher Education, Health Care, Government and Commercial High Rise.

5/06 – 11/07 Senior Project Manager/PX – Torcon, Inc. Red Bank, N.J.
Senior Project Manager/PX for Torcon at the Wyeth Pharmaceutical Company in Pearl River, NY. The project was a fast track, three-unit Cooling Tower set up replacing current operations. The challenges included accelerating the project for lost time while maintaining budget and owner operations. The project was brought in ahead of schedule, under budget with minimal impact to current Wyeth operations.
7/01-5/06 Senior Project Manager/PX – Gilbane Building Company, Lawrenceville, N.J.
Senior Project Manager/Project Executive for Gilbane on such projects as the Fed Ex Terminal Expansion project in Woodbridge, New Jersey. This project was a short-term $15M fast track expansion and renovation, which required maintaining 100% of owner operations. The challenges included dealing with existing environmental and explosive ordinance issues. My responsibilities include managing the client, the Gilbane staff and multiple subcontractors. All of the milestones were met as Gilbane was in line to receive all of the associated financial incentives. While managing this project, I was scheduled to manage The New Jersey Devils Arena in Newark, New Jersey ($300M).
Senior Project Manager/Project Executive for the Deutche Bank demolition project at 130 Liberty Street, New York, NY ($100 M) owned by the Lower Manhattan Development Corporation (LMDC). While leading the project I had overall project responsibilities for the complete environmental abatement, dismantling and disposal of this 42-story facility. While maintaining community affairs, I also was the chief liaison to the Governors office as well as the mayor of NYC.
• Relocated operations to a permanent Manhattan address for Gilbane Corporate. (2 Rector Street, NYC)
• Pursued Business Development in Manhattan and Northern New Jersey through trade councils, business groups and political organizations.
Senior level Project Manager of multiple projects ($32M) at Rutgers University, New Brunswick NJ campus, overseeing a staff of 22 employees through design, pre-construction and construction stages. Managed a comparable project for Fleet Bank while renovating 96 branches throughout New Jersey and Connecticut in a four-month time frame. Again I was responsible for all aspects, from feasibility studies and user needs to construction commissioning and turnover.
Hired to focus and develop the Northern New Jersey market while training for a Project Executive position.
7/00-7/01 Vice President of Operations Serenity Group Inc., Riverdale, N.J.
Hired as Vice President of a $50 million general contracting firm, responsible for all corporate operations and projects within the companies "Northern Region". This includes project staffing, instituting more efficient management controls, maintaining client relations and reorganizing administrative processes with full Profit & Loss responsibility. Hired to reestablish the company's reputation and image within the Public Work sector as well as develop a separate division to further expand into the private, commercial and pharmaceutical markets.
• Signed various union agreements while joining the Builders Contractors Association.
• Set forth a revised marketing campaign to introduce Serenity into the private sectors.
• Salvaged four major projects in the Bergen County area from a "Seven Day Notice" status, back to the original project schedules.
8/95-7/00 Director of Project Management/Vice President - Kenmar Construction, Inc., Bloomfield, N.J.
Hired as senior level executive of a $15 million general contracting firm, responsible for overseeing all construction activities, supervising project managers and superintendents, managing an estimating staff, and developing and implementing new marketing strategies. Our contracts span across the commercial, industrial and public markets.
• Developed Corporate Procedures Manual from estimating to cost accounting to project management, scheduling and commissioning.
• Introduced new marketing format while developing Corporate Brochures and computerized marketing strategies.
• Responsible for selecting all projects to be bid, supervised the estimating staff and managed final bid summaries.
• Negotiated union contracts in New Jersey as well as Hudson County, New York.
Senior level executive of a $150 million sitework and remediation contractor to design, implement and develop a new general contracting division to further expand the umbrella of the corporation. Directly responsible for the development of a marketing strategy directed specifically at the general contracting field. Initiated and controlled the design/build projects within this venture.

1/81-2/93 Olsen & Lawson, Inc., Randolph, N.J.
2/85-2/93 Project Manager responsible for numerous construction contracts for a $30 million general contractor specializing in concrete, design/build and construction management. Directed projects ranging from $100,000 to $25 million in contract value.
1/81-2/85 As Field Superintendent I supervised the daily activities of trade union personnel
and subcontractors. Assessed user requirements, estimated projects, developed work schedules and
monitored project costs vs. budgets.
• Managed staff sizes from 3 to 110 union/non-union personnel and subcontractors in the areas of: sales, procurement, estimating, planning, scheduling, budgeting and design.
• Reduced lost-time accidents and improved the Workers Compensation modifier too less than 0.70, by establishing a jobsite safety program and a company wide employee drug and alcohol testing program.
• Conducted trade union negotiations within the company's financial objectives that resulted in good working relations and a "win-win" operating environment
