Analyzed and scoped out bid documents for office buildings, correctional facilities, hotels, convention centers, educational facilities, multi-family residential, entertainment and retail projects. Responsibilities included: reviewing plans and specifications; value engineering, developing scope of work and scope sheets; soliciting subcontractors and their bids; verifying subcontractor’s bids through quantity take-offs and identifying items missing in the project’s scope of work; incorporated addenda into the estimates; wrote exclusions, clarifications, alternates and allowances to be incorporated into final bid documents.
Project Engineer May 1999-July 2001
Responsible for all aspects of Divisions 4, 8 and 14 for the Disney Animal Kingdom Lodge Resort including coordinating the design/build of the elevator build-out ($250k), simulated rock formations, specialty doors, storefronts and curtain walls. Other responsibilities included writing project meeting minutes; reviewing, scheduling and expediting submittals and materials; writing RFIs and letters; preparing cost proposals for the Project Manager (PM) to send to the Owner, assisting the PM in negotiating the proposals and Subcontractor’s labor rates with the Owner; reviewing and adjusting subcontractor’s pay requisitions; participating in company training programs by presenting and training the employees in document control and preparation.

PROJECTS
Villages at Allapattah Phase I & II / YMCA Center, Project Manger
A mixed use private/public project valued at over $60 million. Consists of an 11-story, 110-unit affordable housing building, a 10-story, 90-unit senior/elderly building, a 10,000 SF YMCA Child Care center, 17,000 SF Wellness & Fitness center and a seven-story parking garage located in downtown Miami.
Sonata Beach Club - Project Manager
Sonata Beach Club is a 16-story building consisting of 64 high-end condominium units and two levels of parking in Pompano Beach, Florida. The buildings units start at $1.3 million each and go up to $5 million for the penthouse. Sonata Beach Clubs Amenities include a two story lobby with an entertainment room, a community kitchen, a fitness room, a 3rd floor exterior planter/patio deck, an adjacent property on the beach that includes a pool and pool cabana bar. Its interior build-out exceeded $1.2 million for the lobby. The shell is made up of cast-in-place concrete with reinforced post tension cables. This building was mechanically intensive with cooling towers, heat pumps, smoke evacuation, smoke pressurization, and carbon monoxide exhaust for the parking garage. Managed all aspects of the construction process and oversaw seven salaried employees.
Residence at Midtown - Project Manager
Five buildings containing 225 condominium units, 11,000 SF of retail, a community clubhouse / fitness center, pool and tennis courts located in Palm Beach Gardens, Florida. The project was part of a much larger multiple general contractor retail/residential “neighborhood type†development. The condominium buildings are cast-in-place post tension reinforced and load bearing masonry structures. Responsible for the direct supervision of all aspects of the project’s construction.
Santa Clara Apartments Phase II, Project Manger
Seventeen story 204 unit apartment project costing $30 million dollars located in downtown Miami. The building has a parking garage on the first five stories, a laundry room, offices, community room and a gym. Responsible for all aspects of the construction project including three salaried employees.
Emerald Palms, Project Manager
Located in Miami, this $5 million dollar project includes 86 high-end apartments units in two apartment buildings and 17 townhouses.
Allapattah Gardens Apartments, Project Manager
Valued at $9 million dollars in 2002 and this project consists of eight 3-story apartment buildings and a clubhouse/daycare building. The property is located at the Allapattah metro rail station in Miami, Florida.
Santa Clara Apartments, Assistant Project Manager
High profile project was groundbreaking in that it provided affordable housing along with public transportation. The building is 9-stories costing $18 million dollars with 208 apartment units with a community center, library and a gym. The project was completed three months ahead of schedule.
Animal Kingdom Lodge, Project Engineer
Six story hospitality hotel costing $130 million dollars with 1300 rooms located at Walt Disney World in Orlando. The building included three restaurants, two bars, a retail store, a gym, a child daycare room, a spa, a pool and a game room.
All-star Resort, Field Engineer / Intern
An $80 million dollar hospitality project with 1920 rooms in 10 guestroom buildings and one commercial building located at Walt Disney World in Orlando. The project has a restaurant, two bars, a retail store, a child daycare room, two pools, and a game room. Work responsibilities include rough carpentry, project layout, quantity takeoffs, and organizing & maintaining construction documents. Worked alongside the Project Superintendent.
Coronado Spring Resort, Intern
A $150 million dollar project with 1967 total guest rooms located at Walt Disney World in Orlando. The building was built around a manmade lake and has convention centers, food court, restaurant, convenience store, a salon, child daycare, bar, a gift store, pool and a game room. Responsible for updating drawings and project closeout.
