SUMMARY OF QUALIFICATIONS
• Operations Officer: Form, structure and profitably operate a real estate
development company utilizing investment capital to purchase raw land,
authoring game-plan books for each department; then entitle, develop and
construct single family detached homes. Clear understanding and implementation of the Company business plan, Company vision and objectives, financial management of budgets, cash flow,
overhead, debt service, department functions and development.
• Forward Planning, Project Management and Land Development: Extensive interfacing experience in city, county, state and federal jurisdictions. Authored and implemented tracking and accountability systems to tract, entitle, and develop property as well as market non-performing assets.
• Construction: Implemented value engineering and safety programs that
minimized production schedules and inserted benchmark reporting systems that
allowed both the company and employees to benefit from decreased costs and
increased productivity levels. Spearheaded all customer service and community management (HOA) operations to decrease warranty claims while increasing proficiency in scopes of work and subcontracting requirements. The approach provides cost effective, predictable and sustainable results.
• Land Acquisition/ Due Diligence. In looking forward to cyclical downturns,
personally directed, structured and managed all Land Acquisition contracts with
takedowns and rolling options to prevent the prohibitive consequences of
speculative land purchases that lead to land banking. All projects met operational principles and key strategies dealing with targeted market segments and were supported by a conservative 12-month economic projection. Working knowledge of legal documents and reporting systems that increase productivity and workgroup leader performance.
• Risk Assessment: Initiated and authored Risk Assessment plans within the
business plan structure to address the on-set of difficult tin1es with all workgroup team leaders. Action plans were generated for traffic levels, standing inventory, sales in the pipeline, project schedules, sales rates, subcontracts and cash flow restrictions.
