PROFESSIONAL EXPERIENCE
Portrait Homes – Houston, TX July, 2007 – Present
Division President – (Residential Homebuilding)
After making the Greensboro division so successful, I was asked to take over the struggling division in Houston. Great progress was being made until macro economics and financial uncertainties prevented on-going operations. I was asked to remain onboard to manage the company’s assets in the three Texas divisions: Houston, Dallas and Austin.
• Overcame operational issues and created efficiencies in daily operations of construction, sales, warranty, purchasing, land development and accounting departments for this division of 9 communities and 27 personnel.
• Conducted demographic analysis and developed products for three new communities and adjusted existing land positions to meet market conditions.
• Increased profit margins by reducing and streamlining G&A by 11% and reorganizing field overhead with corrdinated reductions of 13%.
Biltmore Farms – Asheville, NC May, 2006 – July, 2007
Vice President of Home Building (equivalent to Division President position)
Recruited to Biltmore Farms to direct and manage the startup of a multifamily home program as well as develop additional price point product to add to the company’s existing residential program. This company was one of the first casualties of the current housing down turn so my time here was short and I returned to my previous job. Even with the short tenure, I was able to collaborate effectively and make accomplishments that will enhance this company’s performance for years to come:
• Developed two new series of townhomes for application in existing single family communities. Redeveloped those properties to accommodate new programs.
• Developed new cottage program for application in upper end program and spearheaded and collaborated an effort to design & build a “Handmade in America†home.
• Managed continued development of company’s 560 acre master planned community and led the company in the acquisition effort of three new pieces of property to expand the presence of the company in western North Carolina.
Portrait Homes – Greensboro, NC October, 2004 – May, 2006
Division President (Multifamily and Single Family homebuilding)
Provided operational leadership with a team building management style to this multifamily homebuilding company. Managed Profit & Loss to exceed plan performance, sales volume, deliveries, and profitability.
• Increased closings by 64% at 421 and net profits by 250% to over $7 million.
• Trained largely inexperienced staff to implement the highest standards of customer service and productivity. Established sense of pride, dedication and morale within entire staff.
• Performed due diligence analysis and successfully acquired four properties. I have land development experience from design to implementation.
Gehan Homes – Dallas, TX June, 1999 – October, 2004
Vice President of Operations
Comprehensive and pivotal role, while reporting directly to the owner, which included sales, marketing, production, warranty, and purchasing. Charged with full responsibility to analyze market and implement strategies to successfully compete in each location.
• Grew the division from 351 closings in 1999 to 604 in 2004.
• Recruited, hired, trained and motivated the sales team, which delivered consistent increases in sales performance, building revenues from $35 million to over $61 million.
• Established field control and effectively lowered construction variance by 60% in two years.
• I handled all legal issues and successfully resolved persistent problems.
Toll Brothers – Dallas, TX August, 1998 – June,1999
Senior Project Manager
Recruited to spearhead development of a luxury homebuilding operation in Dallas with full Profit & Loss responsibility, including construction, sales, marketing and purchasing. My role was intended to allow the incumbent Division President to assume a regional assignment. When that did not occur, it was necessary I move on.
Perry Homes – Texas 1988 – August, 1998
Division President - San Antonio, TX
Directed all operations for a startup division in San Antonio. We were profitable within the very first year due to goal oriented management practices, strategic planning, leadership, team building, training and motivation.
• Developed a new product line to break into the San Antonio first time buyer market. Home prices were $110k to $160’s.
• Closed 225 homes in 1998, with revenues of $34 million and 11% pre-tax profits.
• Successfully positioned the division into 8 locations by 1998 and developed plans for growth into nearby markets (Austin & New Braunfels).
• Began my Perry Homes career in Houston where as Project Manager, I led the company in numerous projects, including Sutton Forest in First Colony, Hearthstone and Copperfield.
