A very popular product within the company. Templates were already in places that were proven as workable.

Size: $500 million
An 825 unit high end townhouse and condominium complex with pools, clubhouse, and other amenities for 55 and older. Met over several weeks prior to grand opening with the community manager and the community construction manager to create templates that would reflect the various needs of the three different product types being offered.
* A 10 unit Condominium building with an Elevator.
* A 6 unit Townhouse stacked as flats 4 over 2.
* An 8 unit Townhouse building with basements.
* Tweaking of the templates continued throughout the first year. A reduction in cycle time was achieved for all three building types in the second year.

Templates from previous single family communities were expanded to allow for increased lead time before permits were issued. Finished side of template was expanded to allow for high end work on libraries, home theaters, and finished basements.

Met several times with Community Manager and Community Construction Manager creating templates and revisions as new information was supplied. Received input from several key trades to achieve final templates. Further revisions were made as town inspectors sought ways to slow the building pace down.

I arrived on this community after the completion of phase 1 with 3 more to be completed. Built from start to finish and provided the warranty work for 81 Homes. Closed out the community and performed some of the performance bond release work. Awarded Superintendent of the Year for Fiscal year 2000.

* A planned community with zero lot lines and no look-alike provisions.

Joined this community while waiting for final approvals on another community. Built, closed and provided warranty work on 7 Duplexes. Promoted to Construction Superintendent Level III.

HIDDEN HILLS, Washington Township, NJ (10/01-9/03)

On site from the beginning of tree clearing, assisting with the installation of storm water and sanitary sewers as well as base paving roads. Built from excavation through closing 33 Homes. Trained and mentored 2 employees new to the community.

MILLBROOK ESTATES, Mt.Olive Township, NJ (9/03-9/04)

Started after all improvements were completed and the roads were base paved. Assumed more responsibility as a lead
supervisor with the Project Manager completing another community 10 miles away. Trained and mentored 2 employees new to the community. Built and closed 14 Homes.

Entered this community after 2 other Superintendents had left: community was 1/3 complete. Inherited a 16 unit townhouse building which was at foundation complete and took the building through all final inspections. Closed 6 Homes in the building before leaving due to my promotion to Production Planner/Scheduler.
* 98 Luxury Townhouses with Garages and 8 Mt. Laurel condos.
Warranty Technician (1988-1997)
* Prepared Homes for final occupancy by Homeowners. Spackling, painting, caulking, minor electrical and plumbing repairs, interior trimwork, ceramic tile and carpet repairs.
