Project Director
Project Director in charge of the $240 million Los Angeles Trade Technical College Proposition A & AA Bond Programs. As Project Director, my responsibilities included project start-up, pre-design services, establishment of project budgets and schedules for 46 projects planned for a five year construction period. I assisted the college with selection of architects, engineer and other consultants and contractors; developed the construction contract front-end documents for bidding, the general conditions, and the section 1010’s. I developed project information tracking systems for request for information, change orders, payment request and invoices. I directed the preparation of requests for qualifications and requests for proposals and multiple consultant selections. Developed qualification questionnaire and rating forms for consultant and contractor selections. Responsibilities included coordination with architects, engineers, consultants, and college departments, Department of the State Architect and other city and regulatory agencies. Completed in short-order a 3,120 S.F. modular Child Development Center in 39 days, complete with play area and all required safety and infrastructure. Provided pre-design services including, Value Engineering, constructability reviews, architectural and consultant monitoring for 26 projects, and one project of which is a $112 million single project consisting of two 5-story administration, student services, technology and classrooms . Provided the District’s first Design/Build $13 million project for a 800 cars, 5 story, six level parking structure and assisted with the preparation of the RFQ and RFP for Design/Builder selection. I directed the planning, design and construction for several large modernization projects ranging in size from $4 million to $50 million.
I negotiated and prepared contracts with design consultants, contractors and subcontractors and coordinated with the college. I reviewed and directed constructability reviews of architectural plans for code and continuity and coordination between consultants and prepared written supporting documentation. I supervised a staff, and the planning and cash flows related to hiring site personnel.

Senior Associate/Program Manager
I was Senior Associate in charge of the $230 million Chaffey College Measure L Bond program. As the Site Program Manager, my responsibilities included program start-up, establishment of program e-manual and procedures manual, contracts and contract forms for consultants and contractors, development of the contract front-end documents for bidding, general conditions, and the section 1010’s. Vice President of Construction Management
I was responsible for the construction management division of Rossetti Construction Company, Inc. I developed and prepared construction management procedures, guidelines and manuals including category-bidding documents, general conditions of the contract and project tracking systems. I was responsible for the business development and marketing, client contacts and relations and preparation of firm’s marketing portfolios and proposals. I hired personnel and subcontractors, negotiate and prepare contracts with design consultants, contractors and subcontractors. I developed a design/build program for the firm. I prepared construction management programs and project budgets, estimates and schedules for clientele.
I also prepared bid estimates for the construction division of Rossetti Construction, and prepared and negotiated owner contracts and subcontractor contracts. I prepared the tracking documentation for construction projects including RFI, change orders, submittals, schedule of values, pay request, schedules and correspondence files. During construction, I tracked and documented the progress of the projects for the firm and was contact for the firm over the projects.

As Owner of Pacific West, I managed and directed the activities of the firm including marketing. I provided construction management services, including administration, on-site supervision, superintendent and architectural services as a consultant to institutional, commercial and construction clientele. Pacific West was Construction Manager for the Rio Hondo Community College Science Hall Renovation and Campus Modernization. Pacific West provided pre-construction service for the $17 Million dollar renovation and the installation of 46,000 feet of modular laboratory, classroom and office and administrative space and infrastructure within a 6 month period.

Pacific West provided design/build services to the United States General Services Administration, the Los Angeles Metropolitan Water District and other owners. Responsibilities included overall program and master planning, program and project budgets, preparation of funding documentation, program and project schedules and milestones. I prepared and oversaw the preparation of design and construction contracts. I performed constructability reviews, document coordination reviews and building code reviews. I provided coordination with various local city building, planning and permits departments, Department of the State Architect, Office of Public School Construction, the California Department of Education and other required agency interface.
