 Develop and maintain effective relationships with clients and architects while delivering existing projects and pursuing new work.
 Interview and select the design architect, specialty consultants and all other professional services required during the design phase of the project. Direct the design team during the design phase starting with site plans / conceptual building drawings and concluding with final construction documents.
 Solicit and analyze cost proposals from all contractors and vendors required during the construction phase. Oversee the construction administration for each project. Negotiate and manage all contracts and change orders.
 Develop project proforma based on comprehensive preliminary and final project budgets and cash flow projections including land, soft costs, hard costs and rental rates as required.
 Prepare project delivery schedules identifying critical path elements
 Research and locate available property for development, locate comparable properties in the primary market area, determine zoning classification and permitted uses for subject land and contiguous properties.

 Facilitate meetings required with local officials in order to secure planning and zoning approvals including Owner representation at Planning Commission and City Council meetings.
 Administer the site due diligence process which includes securing Title Insurance Commitment, obtaining the ALTA Survey, determining the local road and transportation requirements, procurement of Geotechnical Studies and Environmental Site Assessments, determine local zoning and planning requirements / restrictions and building permit requirements.
