I hope to be able to bring to your projects my skills and experiences that have been developed over the many years that I have been in the Construction Industry. Working both in the public and private sectors has given me a balanced approach to the needs of the project as well as the sensitivity of the client.
My experience as both a project manager as well as a site superintendent has given me the mind set of always looking at projects to maximize their value. Sometimes a second look can be the look that makes a budget work or prevents unnecessary cost over runs. I believe that the planning stage of the project is as important as any other part of the project. I have learned that working as partners with all parties involved in the project brings the strength of the “team approach†and always adds to the success of the project.
I have learned that working on projects such as additions and alterations to an active facilities, adds a dimension to the project which requires a special sensitivity and inclusion of those affected by the construction. As an experienced Project Manager and Site Superintendent I have worked successfully under these circumstances. I have been able to bring this important element to the many projects that I have directed. This has been an asset in developing the communication skills required for this industry.
I am comfortable, as my resume shows, with multi tasking several projects simultaneously while maintaining focus. I hope to be able to expand on all my qualifications with you after you have had a chance to review my resume.

OBJECTIVE:
• To obtain employment as a senior construction project manager / site supervisor for large scale public and private projects.
• Directed and supervised construction and improvements on a large scale Medical Office Development. Project consisted of building from site to completion a 42,000 sq ft Class A Medical Office Building for a commercial property developer. Responsibilities included construction of base building core & shell including site clearing, concrete foundations, structural steel, new utilities, and base building MEPFP Systems. Scope also included the Tenant Improvement work totaling 15,000 sq ft of anchor tenants.
• Project Superintendent with responsibilities that included on site supervision and coordination of all work activities; assist in project buy out; scheduling all sub trades; weekly project meeting; reports to senior construction management; interaction with architects, engineers, building departments and tenants.
• *Project was completed ahead of original schedule and within budget.*

2003-2007 JANUS DEVELOPMENT
SENIOR PROJECT MANAGER
• Directed work on various large scale residential condominium projects including an 18 unit luxury condominium project over a two story garage, 18 unit condominium project over a single story garage, 48 unit condominium project / two buildings 24 units each over single story garages, 45 condominium units over a single story garage.
• Senior Project Manager for all projects, duties included: overall responsibility for success of all projects; estimating cost for the project; development of budgets; bidding and hiring of all sub trades; negotiating large material purchases; development and maintaining of schedules for construction; plan review and submission for production of all modular panel systems and structural steel. Also responsible for monthly updates of all AIA documents for bank requisitions, coordination with architects, engineers, city and state officials and community groups as required.
• Supervised projects totaled in value of over $38.7M.
2001-2003 SENTRY SITE DEVELOPMENT
SENIOR PROJECT MANAGER
• Directed work on various site development projects for mid size site Development Company.
• As Project Manager, duties included developing and controlling schedules, providing and directing labor and equipment, purchasing materials, site layout and interaction with project engineers, owner representatives, developers and general contractors.
• Supervised projects varied in scale from $1 to $2M.
• Mid-size HVAC/R Service Company. Our work included developing a maintenance program and servicing on a twenty-four hour basis all of the HVAC/R needs of 16 large scale supermarkets and over 90 retail outlets.
• Clients included Star Markets, Shaws Supermarkets and several retail chain stores servicing malls covering all of eastern MA.
• Yearly revenue volume in excess of $3.5 million.
1995 - 1999 SHUMAN CONSTRUCTION COMPANY
PROJECT MANAGER
• Directed work on several large scale construction projects in the public sector. Projects included school renovations and additions, new police facility, and public service buildings. Projects involved buildings from site to completion as well as renovations of occupied facilities.
• As a project manager and site supervisor duties included estimation of project costs; buy out of all sub trades related to the projects, purchasing of materials, scheduling of work activities, maintaining records for project close out.
• Supervised numerous projects with budgets in the $6 to $15 million range.
