My experience in architecture, engineering, construction, and the management of retail development has provided me varied and extensive experience over the last twenty one years in the real estate industry in Florida, Nevada, and Arizona.
I have extensive experience building high performance teams producing large volumes of projects. While I worked at Wal-Mart Stores, I was personally responsible for over 10% of the company’s US new store projects focusing on the Arizona market (a typical manager handled a 2-3% workload). To facilitate my workload requirements, I built a support team of consultants in the Arizona market which enabled our team to be successful to meet the growing demands of the company in the marketplace to keep up with residential development. I have maintained those relationships today and utilize those same consultants on my current projects in development.
In my present position, I am personally responsible for the success of my projects and for the tenant’s openings generating revenues for my clients. I am brought into the project at inception to guide my clients through their purchase, entitlements, design, permitting, construction, closeout, tenant lease/purchase negotiations, tenant possessions, tenant openings, and all governmental sign-offs. I am an intricate part of their team communicating as liaison and negotiating with real estate brokers, leasing representatives, land use and transactional attorneys, property managers, tenant representatives, governmental jurisdiction representatives, utility companies, design professionals, etc. Depending on the jurisdiction this can be completed in as short as 9-12 months or as long as 2-3 years. The company that I presently work with has been in business for ten years and has completed over ten million square feet of retail for our clients in the Phoenix market.
I believe I have been successful in my career because I focus on the entire process for my clients instead of one aspect or phase. I treat each project as a business that must be successful on it’s own; the budget is the most important aspect and how quickly the client can start producing revenues. I strive to provide my clients peace of mind and ease to market by clearing the path for their retail development’s success.

With Wal-Mart Stores, the sitework package is either self performed by Wal-Mart as the developer or a developer provides a prepared pad for our building. In either case, Wal-Mart contract plans and specifications must be adhered to and a Wal-Mart specific storm water pollution and prevention plan must be developed and followed.
