AIMCO is the nation’s largest owner and manager of multifamily housing. AIMCO owns or manages approximately 1,400 communities for both conventional living and subsidized affordable housing as well. AIMCO operates in 47 states providing living to almost 2 million people.
Senior Director of Construction—Re-Development—Central Region (5/2007-Current)
• Responsible for LIHTC (Low Income Housing Tax Credit) Redevelopments.
• Projects are typically $5-15 Million in size and oversee 2-3 projects at a time.
• Establish project budgets and 15-year Capital Plan for all current and upcoming projects.
• Work with the Senior Director of Development, Architects and Transactions for all due diligence required for each project.
• Actively meet with IHDA to ensure all regulations and standards are met for each project.
• Pursue 3 sealed bids from General Contractors after which I select the appropriated GC for the project based on price, history, project scope of work, and AIMCO vendor approval requirements are met.
• Responsible for contracting the selected GC.
• Develop project schedule, scope of work and timeline for completion.
• Actively work with the Relocation Manager and Operations during construction to ensure that all resident needs are being met.
• Conduct a “Town Hall Meeting†at the project with the participation of Relocation, Operations, Development and Transactions Departments to ensure clear communication to the residents the construction process, scope of work and any other expectations.
• Responsible for monthly payout meetings in coordination with the Development Leader and the Architect.
• Responsible for tracking and approving all change orders and the work associated with those change orders.

Company eventually grew into an $80 million dollar building material supplier focused mainly on custom home builders as customers. Has recently developed a production builder side of the business and has grown that side to $10 million in sales
annually over the last three years. F.E. Wheaton is a major competitor in the Chicago land area as a supplier and distributor and has led the way in technology for the industry in the Chicago land area with upgrading computers and material tracking systems.

Responsibilities included the bidding and estimating of material to builders and contractors. Duties also included maintaining and servicing existing accounts. I was responsible for developing a potential customer list of over 400 non-Wickes customers in the Indianapolis area. I also planned work related events, such as contractor cookouts, vendor plant tours, and vendor training classes.
Indiana Foundation Company
Is a 20 year company and is a leader in the stabilization and repair of foundations for homes, apartments and various other structures. Also specialize in the “Watergaurd†treatment of basements and foundation perimeters, along with basement wall stabilization and anchoring. This company is one of two companies privileged to use a patented peering system to repair and stabilize foundations. Its parent company is located in Kansas, and is Kansas Basement Repairs.
Peering Crew Co-supervisor (Summers 1998 – 2000)
Responsibilities included installation and setup of piers, Watergaurd, and basement anchors. This required the understanding of the structures, soil type and layout of the structure. Other responsibilities included interacting with the homeowner to review the scope of work to be performed. Each contract of work averaged between $10.000 to $30,000 per job. The time frame for one job was generally 1 to 2 weeks.
