Created the team and recently finished negotiating all pre-construction tasks for Live Oak Preserve, a large scale residential resort and retirement community on the Texas coastal bend near Corpus Christi Texas. This 1,800 acre development consists of 3,600 mixed-use (Single family dwellings and multi-family) housing units, a Bobby Weed golf course, ( Bobby was the designer of the TPC Stadium Course here at Sawgrass among other TPC Courses nationally), a Town center including 400,000 sf of retail commercial space, NFL related shops and businesses, fantasy camps, a 350 slip marina and a sports medicine facility and wellness center and health spa. Secured TIF ( tax incremental financing ) totaling 75 million dollars. Prepared PUD submitals and secured all approvals. Negotiated final deal with the National Football League for the licensing and national marketing program as the first NFL Alumni residential resort development in the nation

Established contacts and business relationships with major clients ranging from colleges and universiteies to fortune five hundred companies . Secured over 300 million doillars in new business. Oversaw several commercial public and private projects from Boston to Detroit with major achitectural firms and engineering firms in the Boston area. I was charged with entire P&L responsibilty for multiple development and general construction projects. Hired all new staff engineers and project managers. Directed significant restucturing of a HUD housing project in Charlestown Mass that is now solvent., Managed the design and construction of the new state of the art Hyannis High School on Cape Cod and three new state of the art police stations and several senior living facilities.

Served as Owners Representative for the City Of Miami Beach during the 10 city block historic renovation of this world class Art Deco district. Was also owners liason for retail establishments on the road. Responsible for entire project oversight and selection and managing all consultants from initial planning of the design and scope of the project and creation of the self taxing district to final research and approval of contractor bids. Reviewed, approved and implemented architectural design changes. Worked to insure project not only met all engineering directives but had final approval/disapproval responsibilty for all GC requisitions. Chaired negotiations with all public and private agencies involved. Conducted town meetings. Served as project spokesperson for all media and acted as liaison between merchants, property owners, and all city wide officials.
When project was finished the funding for my position was also finished.
Key accomplishment
1. As project spokesperson I created and directed all audio and visual project updates and milestones for presentations and to secure approvals from city commisioners and the general public.
2. Project cited by the Urban Land Institute as one of the finest examples of downtown revitalization in America.

I specialized in helping all size firms in construction,architecture, engineering and development to secure major private contracts through negotiation, team building, joint ventures, bonding, and financing.
Developed a network of financial sources, land acquisition specialists, bonding agents, mortgage brokers, speculative fund sources, political lobbyists and various team specialists that would create just the right ingredients to make projects happen. This method develops long term affiliations, creates projects and insures profitable no bid or restricted bid situations.
Clients included Ellerbe Becket Architects in Santa Monica, CA and the Kiewit Companies of Omaha. Worked on a contract basis for several other clients such as Fuji Bank, New York, NY and Charlie Daniels Western World. Affiliate with Spectrum Group in Washington DC., one of the largest lobbying firms in the Capital and presently contracted to develop scenarios for the conversion of all US Military base closings.
Together with this national network I was involved in the creation of hundreds of millions of dollars worth of projects. These projects have ranged from a $800,000 HUD housing project in St Thomas USVI to the billion dollar Aeroplex Complex in Martin County, FL. My firm's philosophy was that companies grow and prosper best when they are able to secure considerable projects through negotiation and team building. Involved in many projects from Maine to St. Croix USVI and helped develop government assisted housing plan now in place in Aruba. Another unique project was the USVI Government Center. Projects ranged from 1 million to 96 million dollars.

Responsible for the acquisition of land, hiring and overseeing masterplanners and planning processes, securing of all approvals, securing of contracts, hiring of staff and development from construction to point of sale for several mixed use developments for the west coast division of Radice Corporation. Company radically changed direction during the late 80’s and started Radice Care Nursing Facilities.
Projects included: Feather Sound Corporate Center, an eight story twin glass office complex in Feather Soun, Feather Sounds residential projects totaled 2,150 units of housing,..approximately 472 million, Summertree Retirement Village and Golf Course, approximately 380 million, and a Condominium and office complex on contract for Shearson Lehman, approximately 56 million.
Left company when Radice was bought out and marginalized by new owners..
Key Accomplishments
1. Increased speed of construction on all Radice projects after original director of West Coast Operations died and, as a result, saved compnay hundreds of thousands of dollars in labor and material costs.
2. Sold out entire Feather Sound Residential Development ( over 2,000 units of housing) in less than three years.
3. Negotiated down all subcontractors fees by reviewing each and every nail and inch of wire in the Featrher Sound Corporate Center. Saved Radice over $500,000.00 on one building alone.

Started as cost analyst studying the cost of building approximately 40 different styles of single family homes, competitive pricing, comparative development costs, etc. moved on to construction superintendent and then project managerm and eventually Division VP. Company built and marketed over 5,000 units of elderly housing while I was division VP.

1. Created new building envelope system and most energy efficient housing system in Florida as a result of a research project in cost savings that I started.
2. Created a "team" including Dow Chemical, W.R. Grace, Owens Coming, General Electric, Phifer Aluminum and Florida Power Corporation.
3. My team concept was adopted on all model lines and Beacon was able to sell over 15,000 homes during a time when credit was tough, interest rates were high and competition was stiff. I was project manager for all of the Power Saverâ„¢ homes.
