Projects as an Owner Authorized Representative (OAR) for LAUSD:
Arlington Heights Elementary School & Ramona Elementary School - Hot/Cold Water Replacement Project (Package Projects) - These plumbing projects were the first projects assigned to me in July04. These projects were bid twice before and were over bids. There was a crawl space issue with asbestos. It was determined the cost of abatement removal for Ramona Elementary School alone was $300,000. My solution was to hire the original architects, J.C. Chang & Assoc. and William Yang to re-design the piping to go above the ceiling tile and down to eliminate the crawl space issues. These projects were finally completed in July 2006. The scope of this project was to replace the existing galvanized piping with new copper piping throughout. Also new sinks, toilets, exterior and interior water fountains were replaced.
Rosewood Elementary School - Interior Painting Project (Package Project) - This project was the pioneer JOC project for my region LAUSD. It was a fast track 60 day contract. staring in June 2005 and completed successfully on schedule August 2005.
Rosewood Early Education Center - Exterior Paint (Packaged Project) - This Project consisted of all exterior finishes at the center, including doors, windows, trim, walls, and roof parapet.
Carthay Center Elementary School - Exterior / Interior Paint - This project was from District #3 after our reorganization in 2005. I issued the substantial completion and closed out this project August 2005.
Pio Pico Elementary School - Interior / Exterior Paint (Package Project) - This project was the complete painting of the interior and exterior of the school. story classrooms, and bungalows. I closed-out this project in November 2005
Hobart Elementary School - Interior Paint (Package Project) - This project was the complete interior painting of the school. I closed-out this project in November 2005.
Hollywood High School - Replace Boiler/ Steam Lines - The scope of this project was to replace 3 original boilers with a 2 hot water heaters. It required complete abatement of the boiler room with a phase 3 asbestos consultant. This project was substantially completed in Oct 2006.
Alexandria Elementary School & Union Elementary School - Asphalt Playground Resurfacing (Package Projects) The scope of this project was to resurface all playground areas with new CAB base, asphalt, concrete curbing, and greener. These Projects were substantially completed by October 2006.
JOC Management Projects:
Bancroft Middle School, Wonderland Elementary School, Melrose Elementary School - Security Camera Installation - The scope of these projects was to add one camera at the entrance of the school, an intercom system, a monitor in the office, a digital recorder, and a door buzzer. This project was substantially completed October 2006
Marshall High School - Security Camera Installations - The scope of these projects was to add seven cameras around the school on various buildings, an intercom system, monitor in the office, a digital recorder, and door buzzers. The job start meeting for this project was
October 2007.
Home Depot Renovations – Construction Manager
September 2002 - July 2004
Acting as consultant for the Home Depot Design Place renovations. This project consisting of over 787 stores in various states. I surveyed 175 stores as an architectural surveyor. My duties included preparing as-built plans for the renovation process. As a construction manager I oversaw general contractors and subcontractors during the renovation process.
California State University – Estimator
May 2002 - September 2002
I worked as an estimator for a statewide Historic Cost Data Infrastructure Study by Deloitte & Touche. My duties included field surveying campuses, taking photos, and collecting existing campus plans and documents for estimate takeoffs performed at the office.
Soka University – Project Manager
August 1999 - May 2002
I was the project manager for the masonry subcontractor on the new $400M campus. I determined project requirements, estimated material quantities from construction documents, prepared contracts, bid information, labor costs and change orders. Managed construction field activites.
One Price Clothing Stores – Project Manager
July 1995 - August 1999
I was the project manager (OAR) responsible for bid packaging, specifications, material selections, and negotiating construction contracts. I managed the contractors, and finalized all necessary permits for occupancy to insure store openings.
J. Paul Getty Center Project - Project Engineer
April 1991 - July 1995
I was the project engineer responsible for RFI's, material requests, extra work orders, and daily reports. I coordinated all activities with office and field personnel. On this design-build project, my role was also to update the red-line drawings from changes generated daily from architecturtal changes and field personnel. The five buildings were valued at $600M.
