I am an accomplished project manager of high-end hotels that feature innovative design and the interior/exterior work of many artisans and specialists. I have commissioned, and operated hotels for the major hospitality groups, e.g., Hilton, Loews, Marriott, Radisson and performed numerous renovations, upgrades and requalification of properties. I consistently bring in projects on or below budget. I have experience working with financial reports and creating and managing capital budgets. Also, I served on executive management committees of several hotels and performed detailed P&L analysis.
Working in the construction industry for several years has given me the experience and judgment needed to ensure that new projects are built to the highest quality and in compliance all parties expectations.
I evaluate pre-project planning and due diligence of all parties. I provide cost/feasibility information for initial underwriting purposes. I have often acted in the position of the owner’s representative, defending his standards of quality, budget, on-time completion and compliance with Brand or Flag standards.
I develop project budgets, scopes of work and schedules. I manage monthly budget reviews; variance analysis and forecasting activities. I analyze site plans, blueprints, specifications, proposals, and other documentation to prepare construction estimates and quotes for projects. I can compute material takeoffs and prepare bids if needed, consult with vendors, or other individuals to discuss and formulate estimates and resolve issues. I manage the closeout process, including overseeing the preparation of warranty books and obtaining final inspections and C of O. Most importantly, I constantly liaison with the stakeholders within the organization to obtain their support and commitment.
Creativity and innovation are qualities I also bring to every task I undertake—along with an extremely diverse set of skills. I was awarded a citation from Cal Tech for my innovative use of shotcrete in seismic building restoration. This has since become a commonly accepted building practice.
Additionally, I pioneered the development of a “green energy†co-generation 2MW power plant that provided heat, cooling, and electricity from a single fuel for a resort complex. I am a technologist (see resume) who enjoys utilizing new construction methods and novel hotel operations products. But I am also a student of good design and know how to integrate the two.
Having worked directly for a developer, running several jobs at the same time and operating under pressure to get results is one of my strong points. For example, I completed the task of specifying, routing factory direct, and installing an 850KW back-up generator with remote transfer switch in three, 24-hour days—after it had been projected the take over two months by the electrical engineers.
In the permitting process, I have worked with county governments, city councils, planning officials, and building authorities and know the system well. For example, in Santa Monica no new hotels had been permitted for over 25 years, and the Loews beachfront hotel project had ground to a halt. I was able to work with the local government to get the project going again and it received a Certificate of Occupancy in ample time to host a major film convention.
I gain respect on the jobsite by communicating clearly in writing with all the stakeholders, and knowing their particular set of requirements. Having worked in both maintenance and the building trades with my own hands, I can relate directly to the electricians, glazers, masons, etc., and this builds loyalty and commitment to quality, bringing out the best in the tradesmen.

Projects ranged from a Ventura County 15-acre mixed-use development to the $25M earthquake rehabilitation of a Radisson Hotel. Functioned as Owner’s Rep and Responsible Management Official in getting clearances and zoning changes from the municipalities. Managed renovations without disrupting ongoing hotel business through careful planning and scheduling with hotel staff. Supervised construction and performed project management duties on $150M resort complex, the Santa Monica Beach Hotel. Utilized special expertise in electrical and mechanical systems in pioneering a complex gas turbine combined-cycle cogeneration central plant. Won IEEE award for best-combined use generating plant first place out of 2000+ electrical engineering entrants.

Operated maintenance and engineering departments. Hired and supervised all personnel. Managed bidding and negotiations for renovations and new construction. Very skilled in MEP for hotels, e.g., industrial high and low pressure boilers, large tonnage AC compressors and absorption units. High voltage power and switchgear direct from utility. Power generating and prime movers 200-1500 KVA with cogeneration and heat recovery for usable plant loads. Automated controls both pneumatic and electric, i.e. programmable logic controllers, DDC systems, process instrumentation, on-line EMS (Honeywell, Excel, Delta, Robertshaw, etc.). HVAC systems build out, and installing building computer automation. Have modernized older elevator systems to current standards, retrofitted central plants with variable frequency drives and other state-of-the-art equipment for better control and energy efficiency.
