Vice President of Construction October 2004 to January 2009
Created a new construction department consisting of as many as six project managers, overseeing $250 to $350 million annually; accountable for budgeting, construction, schedule, ownership inspections and specification compliance. Projects ranged from a modest 10,000 square foot strip center and a 650,000 square foot power center to a 411 room full service four star hotel with a banquet kitchen along with a kosher kitchen for the convention center.
• Directly involved with the constructability and design of every project inclusive of presentations and negotiations with all governmental reviews and approvals culminating with building permit issuance and was an integral part of site selection.
• Created the invitation to bid, qualified and interviewed all the general contractors bidding the projects; negotiated and awarded the contracts, negotiated and approved all change orders and pay requests.
• Estimated tenant work letters, negotiated tenant scope and worked with the brokers to achieve the appropriate rent.
• Directly involved with day to day property management of operating centers totaling over one million square feet, acted as the liaison between the tenant and property management when pertaining to warranty or construction issues. Worked closely with the property management on: budget, processes and maintenance of the operating centers.
• Directed the construction of office relocation and remodeling for Mid America.
• Preformed weekly onsite visits inspecting for specification conformance, creating interim punch lists-along with creating the final punch list.
Example Projects
Westin North Shore and Convention Center in Wheeling Illinois; this four star hotel is a 17 story, 411 room hotel with 50,000 square feet of convention center and with two four star restaurants. Total budget was $115 million.
Lifestyle centers including all site development located in Naperville and Wheeling, Illinois. Naperville’s budget was $22 million; Wheeling’s budget was $12 million.
Power centers ranging in size from 60,000 square feet to 650,000 square feet, including all site development, infrastructure and parking fields located in Oak Lawn, Homewood, Algonquin, Wheeling and Yorkville. Range of cost was $10 million to $41 million.
Strip centers including all site development located in: New Lenox, North Aurora, Shorewood, Algonquin, Homewood, Oak Lawn, Hanover Park and Plainfield. Range of budgets and cost was from $2.5 million to $7 million.
At a minimum the retail spaces were a vanilla box. Turnkey deals included: Petco, JoAnn Fabrics, TJ Max, Marshalls, Bed Bath & Beyond, Famous Footwear, Dress Barn, Dots, numerous Starbucks, Kay Jeweler, Walgreens, Sports Authority, Men’s Warehouse, Corner Bakery, Murices, Factory Card Outlet, Staples, Petsmart, La-Z-Boy, AT&T, Sears, Best Buy and Dicks Sporting Goods.

Member of the strategic planning committee involved with setting company policy and procedure. Day to day responsibilities included managing three project managers, project engineers and administrative assistants all while managing a minimum of $30 to $40 million of my own projects. Duties included, but not limited to: estimating, qualifying sub-contractors scope and price, contract negotiations (owner and sub-contractor), processing submittals, creating and updating project schedule, negotiating and creating sub-contractor and owner change orders.
