Swinerton Builders-Superintendent, responsible for seismic upgrade and reconstruction of Ghirardelli square, San Francisco CA., to time share condos Feb 06 To September 08
 This consisted of two phases, Structural up grade, which consisted of concrete shear walls, spread footings and micro piles. New steel brace frames were erected from footings at level below ground and brought up to top floor, which was either 4 or 5 floors, or approximately 75 feet. In addition to this, center core was completed, which consisted of coring from top of brick parapet down to minus 3 feet below sidewalk elevation, which was approximately 60-80 feet. These cores were 8 inch in circumference, through existing brick, number 8 rebar was placed and high strength grout was poured
 The difficulty was access on interior, as existing brick building was to remain intact. Existing roof was demo out while structural upgrade of roof was constructed, with means of new steel beams and purlins, along with elevator steel and other steel element for seismic.
 This is a historic landmark of San Francisco, and a prestigious job for the City of San Francisco. The new facelift cosmetically, while maintaining a commercial area, and converting the duration of building’s to time share condo’s
 Interior build out was metal stud frame, while the existing wood planks, columns and beams remained intact. Two new elevators installed, along with the modernization of three others. Also on interior was the construction of new hotel entry
 Directly involved in pre-construction for phase one, along with constructing schedule
 Direct responsibility of maintaining schedule, sub coordination meetings, safety, pulling permits and correspondence with structural engineer, landscape architect and building architect
 Set up Inspections with City, Fire Inspector, coordination with Muni and DPW of San Francisco
 Project cost-45 million
Suffolk Construction-Superintendent, responsible for construction of six story concrete structure with and existing historical facade maintained on union square in San Francisco Feb 2005-Feb 2006
 This building consisted of ground up six story hybrid concrete pre-cast beams and planks, along with poured in place matt slab, upturn beams and shear walls, while the basement was shotcrete walls
 Prior to construction an existing structure had to be in place to maintain a existing historical façade, which was dictated by the City of San Francisco
 Demolition of existing buildings was needed prior to mass excavation. This being done, while maintaining existing façade, directly next to existing buildings, with a zero property line and working next to Cable car and one of the busiest intersections in the San Francisco area
 While construction was under way, had to maintain coordination with Muni, ensuring public transportation was not disrupted, along with cable car and Macy’s department store and their loading zone, directly across the street
 Coordination meetings were held with the City of San Francisco, DPT, DPW, MUNI, and Union Square association during construction of building
 Direct contact with structural engineer, civil engineer and architect, which involved site meetings and RFI process
 Direct oversight and supervision of sub contractors
 Construction of building was maintained on 24 hour day and often times 7 day weeks to complete this fast track job
 Weekly safety and coordination meetings with sub contractors
 Project cost-30 million
Joe Cassidy Construction-Superintendent, responsible for construction of six stories poured in place concrete shell, with metal stud frame interior build out 2004-2006
 Job oversight, from ground up through finish
 Weekly sub coordination and safety meetings
 Generated CPM (Microsoft Project) revised and up dated through job, along with three week projection for sub contractors. Responsibility to maintain schedule
 Soil nail wall for retaining soil on three sides, as parking levels were minus 40 feet
 Direct contact with structural engineer, civil engineer, architect, City inspector and Fire inspector
 Direct responsibility of hands on metal stud framing
 Project cost-20 million
South Bay Construction-Superintendent, responsible for construction of ten story concrete and structural steel building on hillside, with city park below (South), and neighborhood below (East), and freeway 280 directly to the West. Constructed four story structural steel building on time. With four story concrete parking garage and Structural steel building (58,000 square foot). 1998-2006
 Ten story building, consisted of 4 level parking at minus 45 feet from ground level, and six floors of steel above ground level
 Temporary shotcrete, soil nail walls were constructed
 Permanent concrete shear walls, caissons and concrete footings, slab and columns were constructed for the four level parking below ground level
 Structural steel and metal decking above ground level, with shear walls poured through top out
 Generated baseline schedule, while responsible to maintain
 Conducted weekly sub coordination and safety meetings
 Direct coordination with structural engineer, civil engineer and architect City inspection
 Project cost-24 million
Fast Track four story structural steel building (60,000 square feet), with four stories poured in place concrete parking garage
 Responsible for oversight of construction of both steel structure and parking garage concurrent
