I maintained proper inventory level of miscellaneous materials. Inspected inventory of all deliveries during the construction process for the correct specifications. Ensure that O&U are complete before settlement of the unit. I minimized field damage during the construction process. Responsible for correctly ordering steel, drywall, cabinets and framing materials. Hold the appropriate subcontractor accountable if damage occurs through the back charge process. Complete units four to five days under the normal construction average. Manage the cost variance under 1% for total average price of the home. Approve and review all production phases for cost and quality control. Maintain a high level of customer care through customer rating(calculated from the average of courtesy, knowledge, reliability, overall impression, construction process, presettlement demonstration adjustments, and construction quality). Pay a high level of attention towards maintaining the model for sales of the communities. Enforcing corporate and OSHA guidelines within the community and updating a weekly safety audit per community as well as maintaining a weekly sediment control log. The ability to coordinate a large number of contractors at multiple residential job sites with a very demanding time line for construction completion. Check with subcontractors that the contractor has the most updated blue prints and drawings for accuracy during construction installation. Prepare weekly meetings with production management to update progress reports on and off site for tracking contractors. The authority to withhold payment for unacceptable workmanship with or without master subcontractor agreement and phase specifications.
