My BS in Architecture is from the University of Cincinnati (1967). My California General Contractor’s License (#535928) is classification “Bâ€, originally issued in 1988 and is current through 5/31/2011.
Most of my construction experience is residential: estimating or in a supervisory capacity, in an office and/or in the field; although I’ve paid my dues as a ‘grunt’. Over the years I’ve picked up a Journeyman’s level of competence in virtually all of the trades related to residential construction, as well as a facility in AutoCAD.
I’ve written the specifications for a couple of hundred million dollars’ (adjusted for today’s values) worth of subcontracts; accepted bids; negotiated with the successful bidder; written and then signed the contracts.
I speak at ease before groups; have taught several courses at the city college level (see below); am board chair emeritus of one of the oldest non-profits in Santa Barbara (RFB&D); and am a trained and sworn CASA.
I’m preparing to take the exams for ICC certification in a number of categories, and am working my way through the following list: Residential Plan Examiner, Building Inspector, Mechanical, Plumbing & Electrical Inspector, Zoning Inspector, Property Maintenance & Housing Inspector, Residential Energy Plan Examiner & Inspector, Access Plan Examiner & Inspector, and Permit Technician.
In the past I’ve worked for:
Ø A custom home builder (straight out of architectural school) for a couple of years for the practical experience of client interface and some hands-on construction trade experience.
Ø A major regional developer of townhouses, garden apartments and multi-story residential buildings for their own account – about 7,000 units when I left (after a five year stay) to start my own company.
¨ I began with them as an estimator and, grew to the role of:
¨ Operations Manager with three estimators and the cost control department under my direction.
Ø My own general contracting company building odd-lot spec. homes, a couple of small subdivisions, lots of room additions, remodels, decks, etc., and a variety of light commercial projects for other clients.
Ø Teaching construction related courses at several Junior College level schools in southwestern Ohio in the 70’s, then Ventura & Moorpark Community Colleges (Ventura Cnty, CA) in the late 80’s and Miami-Dade Community College (Miami, FL) in the early 90’s on an adjunct basis. I’m currently teaching classes in the Construction Technology Department at Santa Barbara City College, and have been accepted into the instructor pool at Cuesta College in SLO.
Ø For the past ten years, I’ve focused primarily on restoration, renovation, &/or development (including new structures) of a number of Victorian/Craftsman properties for my own account here in Santa Barbara and elsewhere. Often, I would add one or two young people to my crew and teach them several construction trades so that when that project was finished they had marketable skills with which to earn a decent living. Many of them now form a pool (when not working elsewhere) from which I can quickly build a crew for my next project.
In a diversion from my career path, I spent a half dozen years as a self-employed cabinet-maker in Miami, FL. Also, I’ve picked up insurance licenses in CA, NV, AZ, & ID as another diversion before returning to my first love, residential construction.
The value of local Santa Barbara real estate has, as I’m sure you know, gone “through the roofâ€. It’s unlikely, therefore, that I’ll be buying anything more, locally, to develop for my own account, but it occurs to me that my knowledge and experience might be of some value to others.
