Construction Management
Since 1989 I have been actively engaged in Construction Operations, including estimating, site supervision and project management – typically simultaneously, with one year (1992/93) dedicated to obtaining a Masters Degree. Sixteen of these years have been focused specifically in historic preservation and restoration of significant American architecture. My passion is to renovate under-utilized older buildings, particularly antique industrial buildings, to revitalize not only these properties but also their communities. My background has spanned commercial, municipal, educational, and residential structures. Ensuring the best and most efficient architectural effort by utilizing comfortable cooperation with owners and architects with both specialized and typical subcontractors has been a staple of my work experience and my forte. Navigating the peculiar obstacles that have a way of cropping up and catching owners, architects, and workers off guard and resolving these issues with fair and intelligent analysis drives me, and is exactly why I prefer restoration over other forms of construction.
My professional desire is to unite my education and experience in the restoration of antique buildings in a senior management position, with a dynamic company that engages in restoration of antique buildings. By utilizing my experience, I expect to help navigate construction and development projects through the unique and unanticipated problems that come with restoration. Through these efforts, I expect to become an integral part of a company in finding, developing and revitalizing excellent older architecture.

July 2007 to Recent Federal Capital Partners – Washington, DC
$40 Million Renovation of 1967, 17 story high rise apartment building in metropolitan Washington DC Area. Project entailed improvements to 214 occupied units including washer & dryer installation, enclosing balconies into Sunrooms, and interior upgrades & improvements. Simultaneous with this work, 218 vacated units were over-hauled and renovated to bring ‘70’s era building up to 2008 luxury finish standard – including open floor plans and modernized kitchens and appliances, new electrical & mechanical services, fully sprinkler spaces, etc. Role was as Senior Construction Manager for Developer (no General Contractor or Construction Management firm involved) running all aspects including budget, change order analysis, and Construction Site Supervision. Furthermore, position required interfacing with tenants, designers, lending agents, and County Executives & Supervisors as I guide project through re-deployment and construction completion (projected substantially completed in March 2009)

Executive Manager/Senior Construction Estimator
• Senior Manager responsible for assisting in reviewing and analyzing appropriate restoration projects suitable to company’s talents. Critical team member in expanding client base and in business development aspects. Expansion areas included academic, commercial, and large residential as well as municipal and smaller residential entities (their previous niche). Role was to demonstrate to potential clients the professionalism and construction experience on ALL aspects of construction including Scheduling, managing, establishing and controlling budget, talents for design solutions, problem solving, and client personal relations & communications, etc. Furthermore, demonstrated advanced knowledge of all historic preservation techniques in multiple built materials (antique plaster, wallpaper, paints, carpentry & wood preservation, masonry, etc.), including restoration of historic material, replication of historic materials, as well as renovation projects (modernizing antique structures with modern fabric). Through my tenure with Muckle & Associates we expanded the company from $300,000.00 single project bonding capacity to $14M single project bonding capacity in five year period.

Suffolk County Courthouse (AKA John Adams Courthouse) – Boston, MA
• Responsible for compiling construction estimate and management of $13.6 million carpentry scope of work in restoration of historic/landmark Courthouse in Boston.
• Oversaw self-performed manpower management of 40-100 carpenters over 3year period installing new millwork, restoring existing woodwork (paneling, furnishings), window restoration, new sash installation, installation of all doors (wood & hollow metal) and hardware.
• Managed sub-trades for millwork, hollow metal doors, custom wood doors, hardware, woodwork refinisher, new wood windows.
• Responsible for change order management totaling 400+ change orders worth $5.0 million, contracts and buy-outs for subcontractors, RFI/CCD management for 1200 RFI’s (Request For Information) and CCD’s (Construction Change Directive), submittal management, requisition for payment responsibilities, subcontractor requisition review, written and oral correspondence with all sub-trades, general contractor and interface with owner (Commonwealth of Mass) and architect.
Massachusetts State House - Boston, MA
• Responsible for compiling construction estimate and management of $5 million contract. Contract was related to window and door restoration and replacement, and exterior carpentry restoration.
• Management of window supplier, self performed manpower (25 men) for window installation, restoration, and carpentry restoration, exterior door (and hardware) replacement & restoration.
Cambridge City Hall - Cambridge, MA
• Responsible for compiling construction estimate and management of $1.9 million general construction contract for exterior restoration of historic granite building.
• Oversaw construction subcontractors (landscaping, roofing, painting, mechanical, electrical) and self-performed work (new and restoration carpentry, window restoration, masonry restoration).
