I have built the largest (200,000 to 720,000 sq. ft.) retail stores in the West, some of the largest shopping centers, as well as the largest tilt-wall distribution center (2,000,000 sq. ft.) in the United States.

• Improved response time on requests for information (RFI’s) and Change Orders and brought all required reporting to state officials up to date and maintained all reporting and was a member on CDCR outreach and collaboration committee for construction reform / partnering.
• Re-engineered division (GGP) suffering from lack of consistent direction to the most successful division.
• Regionalized Field supervision areas of responsibility and reporting while increasing productivity & reducing costs and implemented peer to peer field & cross functional training for new positions & responsibilities while increasing department moral and enthusiasm.
• Maintained budget reporting ($900 million revolving) including JD Edwards reporting for 30 plus major malls and 60 plus strip centers or free-standing properties.
• As Senior Construction Manager/Field Superintendent, completed 100 plus acre new shopping mall and all predevelopment, including COE, CEQA, EIR process and approvals and coordination for all civil work on a new 200 acre shopping center.
• Developed initial company proactive “partnering†relationship with local cities and
jurisdictions on new projects including EIR’s and CEQA approvals.
• Successfully coordinated, managed & supervised multiple construction projects each in
excess of 80 million dollars simultaneously while inspiring highly functioning, cross-
disciplined teams and company department interaction.
• Created the best on-time, on budget, lowest cost per square foot projects & high quality
standard performance record in the Company history worldwide.
• Designed & Implemented fully functioning operational cost reducing BMS/EMS for all
projects in North America realizing an average of 30% energy reduction at each location.
• Designed (design/build) and Managed Construction for the largest tilt-wall Distribution
center in North America at nearly 2,000,000 sq. ft. on time and under budget. Also
consulted/coordinated construction documents and means / methods for similar units near
Baltimore, Maryland and Turkey.
• Reduced Construction Costs per square foot while accelerating project timeline
completions while increasing quality and instilling a high level of enthusiasm, realizing a
faster ROI on projects.
• Assumed responsibility for a failing incomplete project and turned it around, completed it
on time and at one of the lowest costs per square foot of any IKEA worldwide netting
millions of dollars in savings as well as millions in added revenue.
• Skills: Exceptionally strong written and verbal communication skills. Recognized for expert construction management skills, project coordination abilities with outstanding Means & Methods construction techniques including LEEDS requirements, as well as in-depth knowledge of commercial (ICC, IBC, UBC, BOCA, CBC, ADAAG, ADA, OSHPD) codes and requirements and California SWPP, CEQA, AQMD Cal-DAAG, DGS & DSA requirements.
• Competent with major software including Microsoft Office Suite®, MS Project®, Primavera®
P3, Suretrak®, Prolog®, Constructware®, Citadel®, Autodesk® Autocad®, Adobe Pro®
and Corel®.
