Assessed the feasibility of acquiring over 20 Million dollars of commercial, residential, and mixed use properties.
Rezoned, designed, and marketed three Commercial/Residential Mixed Use high rise buildings, 20 stories tall, in Gwinnett County.
Managed the design, governmental plan approval, cost analysis, performa, marketing, and construction administration on three commercial subdivisions, a 98 home town home community, and 198 unit college housing project.
Prepared the loan documentation package for obtaining financing for these properties involving over $30 Million in construction loans.
Negotiated with purchaser of the property on the contract terms, sales price, and incentives we offered.

Managed the development, design, permitting, construction, performa, lot pricing, builder compliance, and homeowner association of 600 lots in six subdivisions in Gwinnett, Fulton, Forsyth, and Dawson Counties.
Managed the construction and operations of three recreation centers in the communities that typically included clubhouses, fitness centers, tennis courts, pools, playgrounds, basketball courts, volleyball court, and walking trails.

City of Roswell, GA City Engineer/ Director of Public Works/ Engineering Manager/ Transportation Engineer June 1981 – Sept. 1992
First City Engineer and Director of Public Works and one of the youngest in the state. This position was over the Streets, Water Distribution, Water Plant, Solid Waste Pick up, Civil Plan Review, Construction Site Inspection, Utility Permitting, Street Lights, City Maps, and Transportation Department.
Created budgets, polices, regulations, specifications, ordinances, operational procedures, work orders systems, work schedules, operation and maintenance procedures, job descriptions, and acquisition of equipment or materials.
Created long range and short range goals for these divisions and then held public hearings to build consensus. Designed roads, intersections, water and storm drain lines, and traffic signals.
Reviewed and approved all private and public construction plans and rezoning for projects built in the City. The reviews made were over 500 for design compliance to transportation, water, erosion, and storm water requirements.
Advocate for the Departments in front of the Mayor and Council, City Boards, Civic groups, neighborhood groups, newspapers, radio, and television.
Responsible for creating, designing, right of way acquisition, and implementing of the Capitol Improvement and Bond Programs for these Departments. These Programs were typically at a cost of $2 Million each year.
The yearly budget I managed averaged over $13 Million.

Mayes, Sudderth, & Etheredge Field Engineer April 1978 – June 1981
Assisted in the Construction of $3 Million of work in the City of Sparta to build a Water Plant, 16 miles of water lines, rehabilitate three water tanks, and a new pump station in Lake Sinclair.
Managed the $500K water and utility line relocation along SR9 in Roswell.
Handled change orders, project scheduling, pay requests, and punch list completion on the RL Sutton Water Reclamation Facility.
Worked on Waste Water Sewage Planning (EPA 201 and 208) projects in Cobb County, Savannah River, City of Waycross, and City of Royston.
