-Managed Design Center Operations for the Texas Division, consisting of 3 market locations within the state, including implementation and reinforcement of all business practices and goals relating to Toll Brothers.
-Worked with Product Standards Manager on division and national purchasing programs to ensure continued feasibility of product to market value relationship.
-Research, test and report on all new products being considered for introduction to Texas Division design center programs as well as base house construction items directly with Division President and Project Managers.
-Created and maintained all cost and customer retail pricing in option price grids and developed marketing tools such as photos and illustrations used in the Design Option Manual as well as hands-on presentation displays utilized by Designers, Sales Associates and Project Managers for resulting in increased finished product margin and customer satisfaction.
2002-2005 Purchasing/Operations Manager, Buescher Homes
-As Purchasing Manager of this Dallas/Ft.Worth Builder, overall Direct Construction Costs were lowered with an increase in margin of 3-4% of the net before tax considerations.
-Other Accomplishments and Responsibilities:
-Managed a major reorganization of the Purchasing Department.
-Designed and implemented new Purchasing/Operational procedures and policies with major emphasis being Cost Control and field support.

-Managed a major re-implementation of the FASTâ„¢ Software System as related to Purchasing, Sales Administration, Scheduling and Home-Buyer Processes.
