• Construction Management: Manage and direct overall construction for a variety of retail projects from complete renovations to out of the ground finished projects. Responsible for reading blueprints, maintaining control of the building during construction. Oversee laborers and other trades to ensure a safe and quality job is completed on time, in order to achieve this task, conducted weekly safety and progress meetings.
• Client Management: Worked closely with owners and developers in order to help get retail business’s open on schedule. This includes a 28-day completion of a temporary facility for Verizon. A 32,000 sq ft, out of the ground and completed Stein Mart in 86 days. During that same time found the opportunity to complete a 3500 sq ft shell building in 28 days and an additional 1100 sq ft tenant build out in 18 days. Locate the problem areas quickly in order to complete the projects on time.
• Budget Management: Worked closely with the project manager and reviewed the budgets of projects and reviewed trends in completed projects to see where money can be saved in future projects. Developed labor plans in order to control labor cost and equipment cost. Negotiated with various vendors and subcontractors to find the best way to gain the most profit.
• Community Relations: Attended planning and review meetings with all of City departments in order to help answer questions on various projects, in order to expedite the permitting process.
• Quality Control: Monitor the progress and the quality of work to make sure that it is built per the drawings and the specifications required by the architects, engineers and building codes.
• Personnel Management: Responsible for maintaining labor budgets in various aspects of the projects. Determining the proper manpower and skill levels. Responsible for overseeing proper work standards and safe working habits. Responsible for employee record keeping and documentation.
