Selected Accomplishments
Developed solution for grading problem, saving $500K for Paragon Homes. Grading plan required 30,000 cubic yards of imported dirt. Also, required costly reinforcements to buildings’ foundations. Worked with engineers and city to create resolution. New plan did not require imported materials. Saved $200K on dirt and $300K on foundations.
Re-structured subdivision development plan for Paragon Homes growing project’s value $400K. Site plan for 200 unit condo project had been recorded prior to acquisition. Realized that value would increase if changed to Fee Simple individual titles rather than condo master deed. Re-drawn plan as subdivision plat, with individual streets and address. Secured city approval. Single-family townhouses increased in value $2K per home site.
Averted environmental challenges on site enabling, development of $45M project for East Bay Village. Challenged to resolve planning issues on 25 acre site with sensitive wetlands and shallow water table. Built and led cross-functional team of consultants, contractors, and regulators to develop plan. Built development with minimal delays, under budget, with no regulatory problems.
Led negotiations with Wayne County, MI for Riverwoods Development, saving $300K. Following installation of roads, county demanded extensive repairs to damaged surfaces. Met with county reps and demonstrated that damages were county’s own fault. County accepted responsibility and company was relieved of $300K worth of repairs.
Identified, negotiated acquisitions, entitled and opened 26 new stores in one year for General Host Corp. Following acquisition of Frank's Nursery and Crafts by Host, was tasked to develop and open 75 new stores as part of new aggressive two-year growth plan. Personally delivered 26 of the 50 stores with five other reps delivering the rest.
