I earned my title as Senior Manager with over 22 years of both on-site and off-site development and purchasing experience. I am a dynamic, driven and resourceful professional with unparalleled experience in: mixed-use commercial construction, podium, high-rise TI renovation, Public Infrastructure, parks, production high density, single family, and custom homes designed by internationally renowned architects. And – I am very adept at using construction software.
Over the breadth of my career I have accrued exemplary skills and qualifications and would be an invaluable asset to any company. I am a turnkey manager from due diligence, project acquisition, project cost analysis, contract buy-out, site development through its completion. I have mentored and taught company’ benches’ construction methodology and practices during my tenure with KB Home Inc..
Having worked for a Fortune 500 Builder I am extremely well versed in Forward Planning, Functional Design Review, Heavy Engineering, Regulatory Agency Relations, and Project Acquisition - viability and budgets; including negotiating and writing contracts with defined scopes of work. My attentiveness to detail in all phases of a project’s development, from underground to vertical construction, stems from working with noted Architects Steven Erhlich and Ted Tanaka – project architects published in Architectural Digest.
I have directed on-site and off-site development - including civil and architectural/structural design, and contract/ product purchasing. I established and maintained annual budgets in excess of $500 million for 3 Divisions (North Los Angeles, Inland Valley, and Coastal Valleys) during my last eighteen months of tenure. I was fortunate enough to be able to consistently drive performance to meet or exceed goals and objectives resulting in reduction of hard costs, I have a reputation for training highly effective teams with cross functional skills leading to their promotion. Most recently I managed an acre sized commercial project with sewers 30’ deep, dewatering 14,000 gals+ a day and soil only suitable for a pond bottom.
With the breadth of my experience in this industry I am extremely adept at establishing then structuring Contract Scope of Work documents that result in improved contract buy out and subcontractor performance; mitigating historical Change Orders. My expertise at creating and implementing construction timelines, tracking project scheduling, and interlinking critical path drivers of a project has proven results in substantial cost savings by eliminating repetitive or out of sequence work.
I offer a company 30+ years of hands-on experience as a benchmark manager having built miles of public infrastructure - storm, water and sewer lines - developed thousands of acres - streets - cement soil dams - multi-family homes, mixed-use commercial podium, parks.... public wells, pump stations, force sewers etc. My proven ability to work in the many construction disciplines is based on my mathematical and mechanical aptitude; and understanding of critical path construction methodology.
