Consulting with Owners, Architects and Engineers regarding Plan Specifications. Obtain and negotiate with subcontractors.
Project Manager, Gencon Construction, 2006. Recruited to take over management of the construction of $9.8M multi-unit condominium project, $7.0M multiple home housing tract, five single family custom residences, and a duplex remodeling project. Created budgets, terminated existing contracts, secured new sub-contractors, set schedules, and managed owner / contractor / architect / city/ utility relations.
Project Manager, A-1 Construction, 2004 to 2006. Managed projects for commercial and residential remodeling contractor overseeing the reconstruction of multiple ongoing projects. Work included estimating, plan take-offs, building plans development, permit processing, contracts, RFI’s, CO’s, inspections and final walk throughs.

RECENT HIGHLIGHTED ACCOMPLISHMENTS
Consulted with Architect and Engineer on Sound Stage Addition. Original Plans called for a Subterranean Footing to be installed under an existing footing which was below grade 14 ft. Recommendations for different footing applications were suggested and Soils testing confirmed that a new, reconfigured footing could be used without disturbing the existing footings, saving the Owner in excess of $35000.00.
Negotiated build-out specs with Utility Company and City Planners, reducing project costs over 60%. Housing tract development was required to relocate six transmission line poles. Met with Utility Company and City Planners, convincing them of excessive costs to De Witt Right and future build-out obstacles for the development. Argued city was liable due to lack of proper planning. City revised its master plan and only one of the six transmission poles needed to be relocated.
Developed and implemented business plan at A-1 Construction, generating 350% increase in revenue. Joined company when it was floundering and not meeting revenue objectives. Created business plan that included an expanded coverage area for projects. Identified other untapped sources for new revenue and recommended changes in the sales and marketing approach. More than tripled revenue to nearly $1.5M.
Installed new controls at Gencon, lowering tool costs 70% and cost of supplies over 50%. Employees were being allowed to purchase tools and supplies without oversight or accounting by the company. Instituted Purchase Order system for each project with different alpha and numeric identifiers. Required Supervisors on sites to maintain list of tools and update them on monthly basis. New procedures resulted in lower costs across the board.
Turned around troubled condo project, completing it on time and under budget. Took over 40-unit condo project that was behind schedule and over budget. Hired sub-contractors to replace underperforming A-1 Construction employees. Worked with the architect, civil engineer and public utilities in re-working the underground infrastructure and expediting its completion. Lowered costs 15% by using subcontractors in place of employees and completed projected well ahead of move-in dates.
