This is a startup company that is the in house contractor for American Life Inc one of the largest developers/landowners in the downtown Seattle market. I was the first employee at this firm and helped with the implementation of how the company would conduct the construction projects. From assisting in what type of construction methods can be use in varying conditions to staffing the projects. The first project out of the ground for this company was a 285,000 sf industrial flex building. Construction was 278 pipe piles over 100 feet in length with post tension decks that have a floor plate load of 125 lbs. Special design features are retail and restaurant first floor, large high speed freight elevators to service floors with light industrial needs , 10 mega watt power to service floors with data centers, and office use on top floors over looking Eliot Bay. Construction cost 50 million.

B- Squared Construction
General Superintendent 2006
This company was formed to do the build of 2 projects. One was Alvin Goldfarb Jewelers on 6th and Union which I performed the day to day duties of all necessary construction details and the other was a cosmetic surgery and retail store in Mill Creek that was over seen by David Blau who was a former project manager that I had worked with at Gregory development. The Goldfarb project had special needs do to the precise finish specs and working very close with the president Stephen Goldfarb. Cost 1.3 million.

Oversee the rehabilitation on a Seattle historical building and conversion to condominiums. Built in 1927 in Capital Hill this project had to keep the original brick look with 6 different styles of plaster in the units. The pent house codo sold for just over 1 million. Period constraints along with 80 years of apartment use were the two challenges that were unique to this project.

I was hired to do one project for this firm due to the unique relationship this project had in relationship to the Sound Transit eastern port hole train tunnel and the require Seattle City improvement. Improvement included install new city water line, Build one city block of 2 lane arterial road with sidewalks and a retaining wall above the eastern portal train tunnel. Work close with tunnel contractor and Seattle Transit. Build 14 contemporary townhomes.

Onsite superintendent in charge of construction of commercial and residential buildings. I overseen all the construction projects that would remain in Greg Steinhauers portfolio as well as performing the role as superintendent for Gregory Development in 3rd party contracts. Many of these projects we would self perform the post tension concrete and the excavation of the site.
