Having worked on behalf of owners, developers and as a general contractor I have the distinct ability to foresee the needs and responsibilities of all parties. I have gained the necessary skills to manage your company’s store expansion and maintenance. I will establish and manage the design and construction of the stores in a competitive manner that will allow for a great balance between a cost effective and timely project. I will generate detailed construction budgets and schedules as templates for all projects while compiling a database of these projects to assist with future forecasting. This database will provide a means of establishing a scheduled maintenance plan and a tracking the costs of each store.
I have the aptitude to accommodate the design and construction globally to support the company’s future development and growth. I can manage and retain a qualified design team that is competent in meeting the needs and requirements of any project. As the design progresses, I am able to generate Request for Proposals to contractors, manufacturers and vendors. Notable Project Experience
Carlsbad City Library, Carlsbad - $12 Million
As Assistant Construction Manger, I represented the City of Carlsbad in constructing a 65,000 square foot, full service public library with an auditorium and art gallery. As the City’s on-site representative, I helped manage the general contractor, processed submittals, RFI’s, Request for Payments and maintained the construction schedule.
Tupperware Distribution Warehouse, South Carolina - $8.2 Million
As Construction Manager, I represented Tupperware in constructing one of their distribution warehouses. This facility is a 400,000 square foot, pre-fabricated metal building with (20) dock high trucking bays. During construction of this facility we had to mitigate a section of the foundation that was to be built on swampland. This mitigation required the removal of thousands of tons of saturated earth and placing thousands of tons of gravel and installing numerous concrete caissons. Even with this adversity, the project was still completed on time and under the adjusted budget.
Custom High End Residence, La Jolla, California - $8 Million
As Construction Manager, I represented the owner of this beach house located on the shoreline. Due to this structures proximity to the sea and its sandy substrate, it required numerous caissons that had to bear on the solid formation that was at depths of 25’ below finish grade. This project required extensive shoring and dewatering to install these caissons. This home incorporated the latest in home technology and could be monitored via the web from anywhere in the world. The project was challenging to manage due to the numerous designers and their personal design ideas while maintaining continuity to meet the owner’s vision. In the end the owner was extremely satisfied, the designers received recognition through publications, and I was able to manage a project that was truly unique.
Tupperware World Headquarters Pavilion, Florida - $7.5 Million
As Assistant Construction Manger, I assisted the Construction Manager with on-site representation working directly with the CEO, CFO and COO of this Headquarters expansion. This class “A†ground up structure consisted of a 60,000 square foot, two story office building with a 20,000 square foot atrium. This new structure was attached to the existing headquarters with a two story enclosed pedestrian bridge and an on grade breezeway. Due to the new addition being attached to the existing structure it was paramount that the new construction maintain the existing design vernacular created by Frank Lloyd Wright.
Tupperware Office and Warehouse Expansion, Mexico City - $6.4 Million
As Construction Manager of this 25,000 square foot office building expansion and a 130,000 square foot warehouse expansion, I had the opportunity to travel abroad and see how different construction practices are utilized in a region where man power is utilized in great quantities versus my previous experience of mechanical equipment. I had the task of working through communication barriers due to a difference in language. This project was managed remotely with bi-monthly job site attendance.
SEMPRA Energy Headquarter Administrative Offices, San Diego - $5 Million
As Assistant Construction Manager for this project, I was responsible for managing the general contractor’s schedule and notifying the division head of commands of their upcoming relocation. To implement this corporate reorganization the work was performed in numerous phases during off hours. This project consisted of working on multiple floors to accommodate the facilitation of consolidating divisions and the construction schedule was critical for minimizing downtime to our client. In the end, our client was extremely satisfied with the reorganization and the efficiency of this project.
Hodges Golf Training Center, Escondido - $5 Million
As Project Engineer and Superintendent for this project, I was responsible for the flow of information between building architect, golf architect, civil engineers, and structural engineers. As site superintendent, I was also responsible for quality control and the timely completion of the construction of a main club house, pro shop & deli, detached leaning center, golf driving range, putting greens and short game practice areas.
Imperial Beach Pier Plaza, San Diego - $4 Million
As Assistant Construction Manager representing the Port of San Diego, I was responsible for the on-site management of 2.5 acres of waterfront open space, including new retail building, amphitheater, pier boardwalk, seawall construction and strengthening, safety center (lifeguard tower and substation) and park expansion. My tasks consisted of being the liaison between the general contractor, City of Imperial Beach and the Port of San Diego. I was required to manage the construction to assure that the general contractor was continually constructing the project to the design documents and with the utmost quality. This project was a challenge due to maintaining public safety while providing access to the pier that was located at the center of the project.
Costa Verde Shopping Center, La Jolla - $1.3 Million
As Construction Manager of this project I was responsible for maintaining safety to the general public as well as access to all businesses within this shopping center during construction. The project scope included removal of old storefronts, waterproofing systems, expansion joints, replacements of all aforementioned and new decorative flatwork. This project turned out to be a great learning experience for me due to the failure of the specified top coat material that was used for the decorative flatwork. As the owner’s representative, I had my work cut out for me. I had the responsibility of documenting this failure that implemented the general contractor, subcontractor, designer and product manufacturer. All the while I needed to maintain a safe jobsite, provide open access to all the businesses and complete this project in a timely fashion with a quality product. In the end this project went to litigation and required a few expert witnesses and my documentation to resolve the issue. The project, upon its completion, was a success as our client did not have a loss of revenue and was able to maintain all tenants.
Tenant Improvements, San Diego, Orange and Riverside Counties - up to $1.8 Million
As General Contractor, Construction Manager, Project Manager, Project Engineer and Superintendent I have completed numerous tenant improvements throughout these Counties ranging in value from $20,000 to $1.8 million. I have performed these improvements for dental offices, retail centers, restaurants, bars, manufacturing facilities, warehouse facilities, laboratories, hospitals, medical offices and Class “A†offices in high rise buildings. I have also constructed tenant improvements as a design build contractor.
