ü Assigned as a new employee to supervise a 128K square foot multi-phase $10Million Army Corp of Engineer Life Safety Upgrade 18 months into the project. Results: Maintain the previously determined final completion dates which had a daily liquidated damages contractual clause if final completion dates were not met. Phase 3B Sleep Lab Department, Phase 1A & 2A Dermatology Department, Phase 3A Cardiology Department, and Phase 4A Mental Health Behavior Departments all moved in on schedule meeting contractual determined final completion dates established 24 months prior to my arrival.
University Health System San Antonio, TX 03/2004 to 06/2008
Project Manager/Facilities Development
ü Hired to administrate, supervise, schedule, and execute a multi-phase 27K sq. ft. $10Million Blood Bank, Hematology, HIV, Pathology Laboratory, and Medical Administrative Staff. These previously space planned laboratories and offices were on a specific schedule developed by the General Contractor under a hard bid contract with $5K a day liquidated damages clause in effect. Results: Project was completed on time with zero change orders to the original hard bid contract. All medical staffing were able to move in and out of allocated pre-determined swing spaces with zero interruption to patient care and all related lab services.
ü Conceptualized/Developed/Spearheaded, in concert with the health system legal department, a new contractual model for contracted Architects & Engineers of existing hospital space. Results: Implemented new contract for future projects with a savings of 4% to every contract signed by Hospital Administration.
ü Contracted by the health system to balance allocated budget funding previously set by the Board of Directors of the health system. Results: Was able to complete all construction projects under my watch with zero change orders to hard bid contracts by the General Contractors.

Results: maintained strict scheduling and FEMA cost tracking of these multiple Science Complex building projects, The Science Research Laboratory Complex Building I was assigned as Project Manager was chosen above all other buildings on the university campus, due to being on schedule and under the FEMA funding budget, to be toured by then President Clinton, Housing of Urban Development (HUD) Secretary Henry Cisneros, and White House Staff along with the Governor’s staff of California. Assisted the White House Secret Service in the staging and orchestration of this huge multi-media promotional event, restored community confidence, opened the Science Research Laboratory Complex buildings for teaching staff/ student activity for the end of Spring beginning of summer sessions of 1995.
