As Design & Construction Operations Manager for this real estate developer / general contractor, responsible for development site evaluation, pro-forma generation, concept design, hiring and managing A/Es and other consultants, and management of all preconstruction and construction activities for mixed-use multi-family residential, commercial, and office developments in Chicago. Representative projects include:
• Pointe 1900 on State, a $28 million 4- and 6-story steel and concrete structure constructed in two phases and completed in 2006. Located in Chicago’s south-loop, Pointe 1900 contains 131 condominium units, a basement level parking garage, and 40,000 square feet of white-box ground floor commercial space. In addition to preconstruction and construction phase services, additional duties included selecting and hiring architects and engineers, coordinating design and permitting of 2nd phase additional 5th and 6th stories during Phase 1 construction, developing leasing space plan strategies for commercial tenants, and coordinating white-box build-out of all commercial space. Value engineering opportunities included buy out at 10% savings of all Phase 1 structural steel sub-subcontractors and material suppliers after steel prime contract was terminated for non-performance.
• eco18, a $32 million 12-story post-tensioned c¬¬¬¬¬oncrete structure located in south loop. When complete, eco18 will contain 93 condominium units, 10,000 square feet of ground floor commercial space, and a 2nd/3rd floor parking garage. eco18, which is registered with the USGBC pursuing LEED Gold certification, includes many sustainable features, including a 60-ton vertical loop geothermal system, solar thermal hot water system, energy recovery MAU system, permeable pavement, cistern-storage for rainwater irrigation, 12,000 square foot green roof garden, building-wide variable frequency motors and fluorescent lighting, and eco-friendly finishes throughout. eco18 is the final pre-sales phase, is fully permitted under Chicago’s Green Permit Program, and scheduled for construction start in June 2009. Value engineering savings seized during bidding of 7.45% of budget and includes re-panelization of architectural precast skin to reduce panel count by 24% without increasing tower crane size.
• dwell18, a $15M 4-story structure located in Chicago’s south Loop, containing 39 units and 9,000 square feet of ground floor commercial space. dwell18, which will seek LEED certification, was conceptualized as a cost-efficient box with an inexpensive wood structure to respond to lowering price points in the Chicago market. dwell18 is currently in the design development and pre-sales phases and is scheduled for construction start in April 2009.
