2001 – 2009: Asaro Builders, Inc., Palm Desert, California
Sr. Project Manager;
Hired to replace a previous management partner and complete several projects throughout the Coachella Valley. Some of the projects included; The World Gym in La Quinta, Falls Steakhouse, Tarbell Real Estate Office, DR Chiropractic, Tux Shop, Paloma Senior Center all at Point Happy Plaza in La Quinta, California. The Rancho Mirage City Council Chambers, Two (2) Custom Homes valued at 5 million each in Rancho Mirage, California. Twenty (20) Semi Custom Homes at Point Happy Ranch Estates, in La Quinta, California valued from 700,000 to over 1,000,000 each. Completed Plaza Estado, a two story 10,000 sq. ft. office building in Old Town area of La Quinta, California. Successfully took on a unique challenge to build a 10,000 sq. ft. sales office building for Polo Square in a record time of 30 days from start to finish, in Indio, California. My project management responsibilities included contract negotiation, buyouts, work orders, change orders, budget tracking, administrator for superintendents, scheduling, permits, owner meetings, city and agency liaison, etc.
2001 – 2001: Palm Valley Construction Co., Palm Desert, California
Project Manager;
Hired to help construction company owner from Yakama, Washington, startup a branch office in the Coachella Valley. I was responsible for the winning bid submitted by this newly formed branch office to the Desert Sands Unified School District for 4.5 million. I was responsible for all project management duties, i.e., contract negotiation, buyouts, work orders, change orders, budget tracking, hiring of superintendents, scheduling, permits, etc. I left the firm after the owner was unable to secure proper bonding for the project and it fell to the second bidder.
2000 – 2001: Wermers Multi-Family Corp., San Diego, California
Project Manager;
Hired to replace previous management and to put project back on track at the Palm Valley Country Club in Palm Desert. The project is the reconstruction of the existing condo units to bring them up to the 1994 earthquake code compliance. The HOA won a construction defects lawsuit against the previous developer. Additionally, I had to supervise and complete the construction of a new maintenance facility that had fallen behind schedule. I was responsible for all project management duties, i.e., contract negotiation, buyouts, work orders, change orders, budget tracking, hiring of superintendents, scheduling, permits, etc.
1999 – 2000: Andrew Pierce Corporation, Palm Desert, California
General Superintendent / Project Manager;
Hired as an independent consultant to Andrew Pierce Corporation on the Reserve project in Indian Wells, my duties included, complete over-site of field construction, quality control, scheduling, and R.F.I. documentation, tracking of homeowner changes and solving conflicts in construction design. After resolving the initial difficulties of this project, I was asked to be the Project Manager for the Custom Home Division of Andrew Pierce Corporation of which my duties included complete charge of bidding, bid specifications, negotiations, project buyout, change orders, scheduling and contract documentation of several custom homes for all trades at both The Traditions and Big Horn Communities.
1998 – 1999: W.E. O’Neil Construction, Los Angeles, California
Project Superintendent;
Worked to achieve completion of the Marriott Rancho Las Palmas Resort’s New SPA ADDITION. This was despite two (2) major owner caused schedule disruptions that totaled over four (4) months. The $6 Million dollar, 10,000 sq. ft. project was completed and opened for business with only a twenty-one (21) day extension to the original scheduled projections. My duties included scheduling, complete over-site of field construction, quality control, R.F.I. documentation, planning and strategy meetings, troubleshooting conflicts in construction design, planning and executing complicated construction details involving many trade disciplines working together simultaneously.
1996 – 1997: G. J. Murphy Construction, Palm Desert, California
Project Manager;
Provided skills necessary for buying out contract work, i.e., the writing of Contracts, Change Orders, Transmittals, Submittals, Purchase Orders, Work Orders, etc., and secured bids for estimates. Produced a realistic Project Schedules and Scopes of Work. Presided over the update and maintenance of computer systems and software. Introduced new software programs and systems for information management. Produced custom business forms and templates for computer entry of construction information. Troubleshot problems with software, informational flow systems and computer related systems successfully.
1992 - 1996: M. Kassinger Construction, Inc., Palm Springs, California
Superintendent / Project Manager / Estimator;
My duties included all phases of construction, from job costing and planning through site preparation, permits, inspections, build-out, and finish. As superintendent for M. Kassinger Construction, Inc., I completed such major projects as Springs Country Club clubhouse remodel, Peter A. Lake, M.D. Center remodel, Spa Hotel and Casino remodel, Auga Caliente Indian Tribal Offices, Crazy Shirts retail store, Hilton Resort Addition, Riviera Resort Remodel and Bellamonte Estates custom homes project, with charge of all areas of field production staff and responsibilities including preparing company estimates, pre-construction budgets and schedules; project estimates and contract negotiations. Also was the computer network administrator for the main office.
1988 - 1992: Smith Development, Inc., Palm Springs, California
Superintendent / Project Manager;
As construction manager for Smith Development, Inc., specializing in tenant improvement projects for business parks and shopping centers, worked to obtain certificate of occupancy for Palm Springs Mall and supervised the build-out of over eight retail stores. (Including the 63,000 square-foot Gottschalks department store. Other projects include the Limited Express, Petite Sophisticate and the Sizzler restaurant in the mid-valley Palm Desert Town Center, also Claire’s Boutique in the Indio Mall; additional projects extend through shopping centers and business parks along Highway 111 and beyond, including the Albertsons Shopping Center in Blythe, California.
