PROJECT MANAGER/ PROGRAM MANAGER
Managing and directing Design / Build Architects/Engineers, and Consultants to create a self-sustaining, energy independent group of 11 campuses for the Los Angeles Community College District (LACCD). Primary focus to provide 4000-kwa clean renewable energy to the East Los Angeles Community College (ELAC) which included Photovoltaic, Thin-Film, Design Side Management (DSM), LEED compliant, Wind, Solar-thermal, Tri-Generation, Battery Storage and Hydrogen Fueling Stations. Managing the process for successful sustainable design, construction and operations of projects and responsible for day to day project management including: supporting the preparation of proposals; planning, coordinating, integrating, monitoring, appraising and closing project activities; ensuring the maintenance of technical communications and business files; reporting variances from plan; appraising impact of variances; recommending corrective actions; administering project changes; maintaining client liaison. Working with ‘the Department of State Architect’ (DSA), the Site CPM, and the College Districts as the Project Manager for various Renewable Energy improvement projects.
2005 – 2009 Los Angeles Unified School District, Los Angeles, California (project complete)
OWNER AUTHORIZED REPRESENTATIVE / SENIOR CONSTRUCTION MANAGER
Senior Construction Manager / Owner Authorized Representative (OAR) for public high school project. A 5-story, 335,912 sf, 74’ high, 1966 student, 6-separate buildings, steel superstructure, with reinforced masonry load bearing walls, concrete decks, secondary structures of masonry walls, and a complete wood frame timber structure. Site included a track, football field, pool, auditorium, soccer and baseball field, and an underground parking structure. $100-m construction, $200-m total venture.
2003 –2005 Rollins Consulting Inc, Thousand Oaks, California (Project Complete)
SENIOR PROJECT MANAGER / DEVELOPMENT MANAGER.
An Owner Authorized Representative for the A/E design and Construction Management for all aspects for a 911-Center,. As an Owner Authorized Representative, costs and negative impacts were negated and/or mitigate by reviewing the contract documents during the design phase, pre-construction and the construction phase. The successful project was by managing the inspection group, the A/E support groups, the project support groups, the contractor, sub-contractors, and its applicable suppliers.
2000 - to 2002 and 1995 - 1998 Anheuser Busch, Van Nuys, California (Project Completed)
CONSTRUCTION PROJECT MANAGER
Managed all portions of varying aspects of the Anheuser Busch (Budweiser) Brewery expansion and modernization projects, as the Owner Representative (OAR). Phase two project $250-m and $700-m for the first phase. By aiding in the implementation and enforcement of safety procedures this assisted the reduction of the Contractors safety rating’s as much as 50%. With a broad technical background, this allowed for the review of contract documents during the preconstruction and construction phases which allowed for the cost reduction of the project. Aided in the negotiation of a number of projected which allowed for the implement and completion of the projects within budget. In support of the fully operational facility, along with management style, techniques and a broad technical background this has allowed for the implementation of projects determined to be non-cost effective or to difficult to implement. Implemented projects to increase the overall plants production output and to aid increasing the plants overall efficiency.
1998 - 2000 WDI Disneyland, Anaheim, California (Project Completed)
CONSTRUCTION PROJECT MANAGER
Managed various mechanical, civil, and structural (HVAC, piping, plumbing, steel, concrete, architectural, and ride systems) portions as the on site Owner Authorized Representative in order to insure contract conformance by the contractors for the Golden State portion of the Disneyland California Adventure Theme Park expansion project. Building types included wood frame, steel, concrete, CMU. Approx. total expansion project cost $1.7-b. Areas included quality assurance for all construction disciplines, OSHA safety compliance, and contract document compliance for approximately 24-buildings and the associated area development and site work. With a broad technical background, this allowed for design and pre-construction phase contract documents review and aided in the reduction of construction phase questions and submittal issues while increasing the overall quality of the final product.
