KAISER FOUNDATION HEALTH PLAN INC., 1989 - 2009
Project Manager 2002 - 2009
Provided complete management of scope, schedule and budget development, construction implementation, status tracking and cash forecasting for multiple projects. Directed project teams comprised of A/E teams, estimators, general contractors, in-house construction, sound and communication staff. Oversaw new construction, tenant improvements, remodels, upgrades of mechanical and electrical equipment/systems, communication and security infrastructure projects. Annual workload budget in excess of $25M
• Established track record of 95% of projects completed on or ahead of schedule and under budget.
• Led and motivated a project team to a record construction completion time of 4 months of a $14M, 42,000 S/F Tenant Improvement Call Center function environment with redundancy power and environmental control systems. Included were:
o GC RFP & contracting process, document review and approval process by Owner’ Standards Group, Senior Leadership, End/User Group, Landlord and all applicable Agencies.
o Purchase and installation of long lead construction items and IT equipment with furniture systems purchased delivery and installed.
o 3 week KP-IT Validation/burn-in period, internal client, landlord and Agency final acceptance, Certificate of Occupancy and End/User Group move-in and occupancy.
Achieved a $4M project budget savings.
• Completed, concurrently with above mentioned project, a Regional buildings backfill project. This involved the strategic relocation of multiple department functions and over 14000 employees through 7 buildings. It included complete electrical, mechanical, interior finishes/furniture and voice/data renovation of 50,000 s/f. Project included:
o A/E firms invited to bid and selected firm contracted.
o Conduct of pre-construction surveys with 100% approval of SD’S, DD’S, CD’S.
o Agency plan check and approval, construction permit, bidding, and subcontractor selection.
o KP Leadership Pre-Construction approval.
o P.O’S entered in KP System, with confirmed delivery and installation.
Total savings in excess of $1.3M (over 10% of budget). Project completed in seven months

• Received Recognition from Kaiser’s Senior Leadership for the accelerated completion of the Valleys Service Area Health Connect infrastructure project.
Completed 5 months ahead of schedule and $1.5M savings from the $21M project budget
• Managed Valleys Service Area Radiology Equipment Modernization Project, a four year $28M initiative. The project included:
o Improvements to cold shell space for a new MRI and a new CT-Scan.
o Electrical, mechanical, structural, code and equipment upgrades to accommodate replacement and modernization of 2 CT-Scans and 2 fluoroscopy.
o 14 General Radiology rooms and 8 mammography modalities.
Completed six months earlier with $1.1M budget savings.
Construction Superintendent 1995 - 2002
Responsible for scope schedule and budgets for construction projects. Supervised work and led teams comprised of general contractors, subcontractors, equipment vendors, in-house construction, sound and communication staff, and specialty tradesman. Entailed multiple projects varying in size, scope and budget.
Construction Foreman/Project Engineer 1989 - 1995
Provided pre-construction field research and verification, value engineering, constructability review. Prepared construction estimates schedules and contracts. Planned managed, led the day-to-day activities for variety types of construction projects.
